Position
The Regional Manager plays a critical leadership role within the organization, overseeing the operations, financial performance, compliance, and staffing of a diverse portfolio of 6–10 residential communities throughout the Midwest region. This portfolio includes both market-rate and affordable housing properties and consists of a blend of company-owned and third-party managed assets. This is a hands-on leadership position that requires someone who is highly self-reliant, strategic, and operationally savvy.
Responsibilities Portfolio Operations and Performance Directly oversee daily operations across all properties, ensuring consistent, high-quality execution of leasing, maintenance, resident relations, and site administration. Monitor and drive key performance indicators such as occupancy, rent growth, resident retention, expense control, and net operating income (NOI). Conduct regular site visits to assess property conditions, identify areas for improvement, and provide on-site coaching to property managers and staff. Serve as the central operational resource for all on-site teams, providing hands-on support, direction, and follow-through. Develop and implement operational strategies tailored to both market-rate and affordable housing communities, recognizing the unique dynamics of each. Client Communications and Ownership Relations For all third-party managed assets, serve as the primary liaison between the property owner and the management company. Host monthly virtual video calls via Microsoft Teams with each client, providing a comprehensive operational and financial overview of how their property is performing. Prepare customized reports and dashboards that highlight key financial results, operational updates, capital projects, and areas of concern. Proactively communicate challenges and opportunities to ownership, offering clear recommendations for resolution or improvement. Compliance and Regulatory Oversight Take direct responsibility for ensuring compliance with all affordable housing program requirements, including LIHTC, Section 8, and other federal/state/local subsidy programs. Oversee the integrity of resident files, annual recertifications, move-in qualifications, and program reporting. Conduct periodic file audits and support site teams in meeting strict compliance deadlines and standards—there is no separate compliance department, so the Regional Manager is expected to lead this function. Financial Management and Reporting Lead the annual budgeting process for each property, working closely with ownership, accounting, and site managers to develop accurate and achievable budgets. Monitor financial performance monthly, analyze variances, and provide explanations and corrective actions where necessary. Ensure financial goals are met across the portfolio and recommend strategies to improve NOI, reduce delinquency, and increase operational efficiency. Utilize Excel for financial analysis, KPI tracking, and custom reporting. Strong command of formulas, pivot tables, and data interpretation is essential. Master the use of Yardi Voyager, including workflows, financial reports, and dashboards, to monitor portfolio health and operations in real time. Human Resources and Recruitment Manage the full recruitment lifecycle for on-site staff, including drafting job ads, posting to job boards, reviewing resumes, conducting interviews, and managing offers/hiring. Ensure staff are trained, onboarded, and aligned with company expectations and property-specific requirements. Provide ongoing coaching and feedback to team members, conduct formal performance reviews, and address performance issues proactively and professionally. Qualifications Minimum of 5 years of progressive residential property management experience, with at least 2 years in a regional or multi-site leadership role. Proven experience managing both market-rate and affordable housing communities, with hands-on knowledge of LIHTC and HUD compliance requirements. Strong proficiency in Yardi Voyager is required. Candidate must be comfortable running reports, navigating workflows, and troubleshooting issues. Advanced Excel skills are non-negotiable—must be able to build and interpret models, analyze large datasets, and create dynamic reporting tools. Strong interpersonal and communication skills, including the ability to present financial and operational results to ownership groups. Bachelor’s degree in Real Estate, Business, Finance, or a related field preferred. Industry certifications such as CPM, ARM, or COS are a plus.
