Job Summary We are seeking a highly motivated Capital Markets Associate to join our best-in-class development team to help execute the team’s growth strategy. The position will help with our financing and asset management activities on both new development and existing assets. The organization is extremely flat, and the Capital Markets Associate will contribute immediately on active and future projects across multiple markets.
Key Responsibilities Underwriting new development opportunities across several markets and analyzing various capital structures options to determine feasibility of each. Ability to understand, using various resources, multiple markets in terms of rents, expenses, development costs, construction costs, etc. Establish and implement format for prospective projects for investment committee review Support entire capital raise process, both institutional as well as private capital, from offering memorandum creation, documenting investor feedback, term sheet comparison, holding equity brokers accountable when applicable, ensuring internal and external partners are clear on timelines and that we are on track, responsible for calling capital and ensuring a smooth closing, etc. Support existing and as well as expand relationships with various debt and equity providers as well as brokers to source financing options for new projects. Support the due diligence and loan closing process for new construction loans and equity providers to close on financing (plan and cost review, appraisals, reviewing loan documents, partnership agreements, etc.) Reporting to investors, banks, and other shareholders regarding the financial and leasing status of properties throughout project lifecycle. Review key legal agreements with counsel and project team, which includes loan documents, subordination agreements, contracts, and guarantees as part of financing and construction loan closings. Monitor the lease-up strategy/performance of newly constructed developments and make recommendations as necessary for execution of business plan. Develop new processes to optimize efficiencies by recognizing gaps, particularly when it comes to project closings and regular reporting Manage the disposition process of properties including reviewing broker marketing materials for accuracy, assembling buyer due diligence items, coordinating tours with property staff and potential buyers, reviewing purchase and sale agreements, building waterfalls based on partnership agreements and working through settlement statements. Manage and evaluate permanent financing on stabilized asset portfolio including the underwriting and analysis of various refinancing options (debt fund, HUD, insurance company, bridge loan, etc.) Coordinate with the property management team on addressing any on-site issues regarding delinquency, billing, budgeting etc. Provide analysis of financial metrics and investment management for the portfolio. Ad hoc reporting, as needed. Establish and implement KPI dashboard utilizing RealPage BI.
Experience Required 3-5+ years of experience in real estate financial analysis, brokerage, mortgage banking, real estate lending or multifamily development is required. Applicants without the required experience will not be considered. Self-motivated, highly detailed, team-oriented and strong time management skills required to prioritize deadlines. Excellent writing and communication skills. Skilled in Microsoft Office with extensive Excel modeling experience required. Strong understanding of financial analysis including NPV, IRR, waterfalls, and cash flow modeling
Education Bachelor’s or master’s degree required in Real Estate, Finance, Engineering or other related field.
