Overview
A client of Offer Accept is seeking an experienced Director of Preconstruction to lead and oversee all preconstruction activities, including estimating, budgeting, scheduling, and design coordination. This individual will work closely with executive leadership, project managers, and clients to ensure projects are strategically planned, competitively priced, and set up for successful execution. The Director of Preconstruction will play a critical role in shaping project delivery, winning new work, and building long-term client relationships.
Key Responsibilities
Lead the preconstruction department, managing estimators and preconstruction staff while fostering collaboration across teams.
Oversee preparation of conceptual and detailed estimates, cost models, budgets, and value-engineering options.
Drive project feasibility studies and risk assessments to support go/no-go decisions.
Partner with clients, architects, engineers, and consultants to align project scope, design intent, and budget.
Develop preconstruction schedules and coordinate with operations teams for seamless project handoffs.
Review and negotiate subcontractor/vendor pricing, ensuring competitive bids and strong partnerships.
Present estimates, budgets, and proposals to executive leadership and clients in a clear, professional manner.
Stay current on market trends, material pricing, and construction methodologies to enhance accuracy and competitiveness.
Contribute to business development efforts by providing preconstruction expertise in RFP/RFQ responses and client presentations.
Qualifications
Bachelor's degree in Construction Management, Engineering, Architecture, or related field (advanced degree preferred).
8+ years of progressive experience in estimating, preconstruction, or project management, with at least 3+ years in a leadership role.
Proven track record of delivering accurate estimates and winning competitive bids on large, complex projects.
Strong knowledge of construction means and methods, building codes, and industry standards.
Excellent communication, negotiation, and presentation skills.
Ability to lead, mentor, and develop a high-performing preconstruction team.
