About the Role
We're hiring a Development Project Director to lead the planning, financing, and delivery of charter schools and surrounding community assets—including mixed-use developments, retail, multi-family housing, and senior living. This role is central to building educational ecosystems that foster lifelong learning and vibrant community engagement.
You'll manage the full lifecycle of development projects, from entitlement and design through construction and grand opening. You'll collaborate with internal teams, external consultants, investors, and community stakeholders to ensure projects are delivered on time, within budget, and aligned with our mission to build places where people belong.
What You'll Do
Charter School Development
Lead site selection, entitlement, and permitting for charter schools and early learning centers
Coordinate with architects, engineers, and contractors to ensure educational design excellence
Manage relationships with charter authorizers, school boards, and educational partners
Community Asset Integration
Oversee planning and development of adjacent assets (retail, housing, senior living)
Align mixed-use components with educational mission and community needs
Collaborate with municipalities and zoning boards to secure approvals
Financial Structuring & Oversight
Structure complex capital stacks (USDA, tax-exempt bonds, grants, private equity)
Manage budgets, proformas, and funding requisitions
Lead due diligence and closing processes with lenders and legal teams
Project Management & Reporting
Maintain project trackers, schedules, and milestone dashboards
Prepare investor updates, board presentations, and stakeholder communications
Conduct site visits and ensure quality control and compliance
What You Bring
7+ years in real estate development, construction, or educational facility delivery
Proven experience with charter school development and community-based projects
Strong financial acumen and experience managing multi-source funding
Excellent communication and stakeholder engagement skills
Proficiency in project management tools (Smartsheet, Procore, MS Project, MS Planner)
