Key Responsibilities: Asset Management and Strategy: · Develop tailored strategic plans for commercial properties to enhance asset value and maximize investment returns for our clients. · Conduct market and property analysis to identify trends, opportunities, and areas for improvement within the portfolio. · Create and implement asset-level business plans, including strategies for leasing, capital improvements, and asset disposition. · Monitor asset performance, identify potential risks, and recommend adjustments as necessary to align with client objectives. Financial Management: · Review annual property budgets, including revenue projections and expense monitoring. · Analyze financial statements, cash flow, and work with property management teams to ensure accurate reporting for each asset. · Collaborate with the property management and accounting team to ensure compliance with internal accounting practices and external regulations. Leasing and Tenant Relations: · Work closely with leasing agents and property managers to develop and implement leasing strategies aimed at maintaining optimal occupancy and rental income. · Work closely with property managers to negotiate lease terms and renewals, ensuring alignment with market conditions and business goals. Capital Improvement and Maintenance: · Oversee the planning and execution of capital improvement projects, and work with property management team to ensure they are completed on schedule and within budget. · Coordinate with property management teams to maintain property standards and address maintenance issues promptly. · Review and negotiate contracts, prioritizing cost efficiency and quality. Compliance and Risk Management: · Ensure that all assets comply with local, state, and federal regulations, including safety and environmental standards. · Manage insurance policies and claims, addressing risk management proactively. · Conduct regular compliance audits and risk assessments. Team Leadership and Development: · Assist with recruitment, training, and mentoring of property management team. · Conduct performance evaluations and create professional development plans. · Promote a culture of accountability, service excellence, and continuous improvement. Qualifications: · Education: Bachelor's degree in Real Estate, Finance, Business Administration, or related field. Master's degree preferred. · Experience: Minimum of 10 years in commercial real estate asset management or property management. Skills: o Strong financial analysis and strategic planning abilities. o Proficiency in Excel and commercial property management software (e.g., Appfolio, Yardi, MRI). o Excellent communication, negotiation, and problem-solving skills. · Certifications: CCIM and/or CPM (Certified Property Manager) preferred. California Real Estate Salesperson License required. Work Environment: This position involves a combination of office work and on-site property visits, with occasional travel as required. The Real Estate Asset Manager will work closely with property management teams and external partners to achieve organizational goals.
