Job Description This position will support our client, a Cupertino-based technology firm, by managing a variety of tenant improvement, laboratory, and building infrastructure projects—particularly those requiring advanced input on mechanical and electrical systems or other specialized requirements. The role involves project scoping and overseeing due diligence efforts, acting as the primary coordinator and liaison between the client, stakeholders, architects, general contractors, engineers, building management, furniture and relocation vendors, as well as network and security teams. The individual will oversee document control, maintain project databases, and coordinate all project activities and communications to ensure successful delivery in alignment with the client's processes, timelines, and budget. Responsibilities Essential Duties: Obtain clear understanding of project scope from the end users and/or client, including high level details, prior to project kick-off meeting. Guide client on realistic budget and timeframe expected for each project based upon scope, stakeholder input and market conditions. Build and lead a successful team through all phases of each project in accordance with client’s project process, procedures and guidelines. Engage internal and external stakeholders to capture project requirements in project scope and timeline. Manage financials for each project, including obtaining approvals for the initial and final budgets, release of purchase orders, tracking of existing and expected commitments, and timely approval of invoices. Prepare, update and manage the project budget cash flow forecasting on a monthly basis. Review documents that are highly specialized in mechanical, electrical, and plumbing areas and provide industry knowledge about materials, installation methods, and project controls. Review field conditions in highly specialized areas and provide consultative knowledge based on field conditions. Provide appropriate project reporting and modify schedules or plans as required. Maintain a filing system documenting all project activities per client’s process and procedures. Control project meetings, site visits, punch-list walkthroughs, and vendor meetings to provide access and oversight. Analyze and respond to complex corporate real estate challenges promptly. Coordinate project closeout by obtaining O&M Manuals and as-builts, then issue them to relevant teams and secure landlord acceptance and TI allowances. Document and share lessons learned related to project specifics and client processes. Qualifications Skills, Education, and Experience: Bachelor’s degree in Construction, Engineering, Architecture, or related field. Minimum 10 years of project management experience, with construction management background. Industry licenses such as LEED AP and/or PMP preferred. Extensive knowledge of Project Management and Construction Management practices. Understanding of applicable regulations to ensure compliance. Effective communication skills at all organizational levels. Proficiency with desktop software and scheduling tools. Salary: $160,000 - $185,000 annually. The actual salary will be based on skills, experience, education, and certifications. Benefits include competitive compensation, bonuses, and incentives.
