Overview
Pre-Construction Manager - Amazon AIR, NA Design and Construction, Amazon AIR. The Global Engineering Services (GESS) Preconstruction Manager is responsible for project managing building industrial development including new builds, retrofits, expansion, and program initiatives from site selection through contract execution. You will partner with internal and external stakeholders to ensure scope, budget, and schedule definition are established, including timely receipt of building and site permits. You lead planning, design and pre-construction projects, including new built-to-suit industrial buildings, tenant improvements, extensions of existing facilities and renovation projects.
Responsibilities
- Independently manages difficult, cross-functional industrial builds from site selection through design completion, permitting and contract execution, in an assigned regional area.
- Collaborate with internal/external teams (real estate, design engineering, entitlements, construction, finance, launch/startup, architects, engineers, permitting agencies, developers and landlords) to secure resources, scope infrastructure builds, set priorities, milestones and drive delivery to meet deadlines.
- Lead and influence project outcomes; communicate risks, decisions, and technical information to diverse audiences; maintain good relationships with stakeholders and vendors and resolve issues.
- Manage vendor procurement and oversee professional service providers to meet entitlements and project needs; perform pricing reviews and negotiate costs with developers, general contractors and design consultants.
- Oversee cost estimating, schedule tracking, forecasting, and identify factors that may impede successful project hand-over to Amazon stakeholders.
- Supervise implementation and management of Amazon’s safety programs and standards with internal and external teams during planning phases.
- Focus on site selection, scope development, coordinating with design teams to develop site plans and compliant floor plans; drive decisions and escalate blockers to accelerate progress.
- Develop and manage schedules (design and permitting) and liaise with Transaction Team and Developers to optimize entitlements and long lead procurement.
- Prepare and present project status and risk reports for leadership and management teams.
- Interface with authorities having jurisdiction (AHJ) to ensure regulatory compliance and smooth execution.
- Adapt to change and innovate, thinking strategically to solve evolving business needs.
- Review design and construction contracts, related exhibits, and provide detailed analyses of technical matters and site-specific terms; review reports such as noise, traffic, and environmental studies.
- Travel up to 60% within assigned regions; relocation may be provided. Candidates should live near or be willing to relocate to a reasonable commuting distance of the office.
Qualifications
Basic qualifications
- 7+ years of project management, real estate development, architecture/design experience
- Bachelor's degree
Preferred qualifications
- An advanced degree, certification or Masters in Architecture, Engineering, Construction Management or MBA
- Experience operating within at least two construction disciplines (e.g., General Contracting, Owner’s Representation, Commercial Development, Engineering & Design, owners project management)
- Proven ability in planning, design review & implementation, and project management/control of new structures and enhancement of existing facilities
- Experience managing multi-disciplinary design incorporating industrial automation or robotics
- Knowledge of Building Information Modeling (BIM)
- Strong communication of project requirements to diverse audiences

Additional information
Amazon is an equal opportunity employer. The base pay ranges from $81,200/year to $181,600/year depending on geographic market, knowledge, skills and experience.
