The bulk of the properties are office buildings. Currently, there are 11 buildings in Atlanta and Charlotte totaling 1.3 million square feet. The company has four buildings for sale, potentially, but aims to retain property management responsibilities for these. They are also in the process of bidding on six additional buildings. Within the next 24 months, they plan to expand into retail and multifamily sectors.

PROPERTY ACCOUNTING MANAGER

A growing Office Real Estate Property Management company in Atlanta is seeking a Property Accounting Manager. This position will oversee the day-to-day accounting activities for the portfolio. Responsibilities include managing Property Accountant(s), assisting with financial statement preparation, reviewing and analyzing Balance Sheet accounts, bank reconciliations, entering tenant leases, and maintaining relationships with tenants, lenders, vendors, and Property Managers.

Responsibilities:

  1. Accounts Receivable: Responsible for accurate and timely rent billing, maintaining tenant ledgers, and working with property managers to collect delinquent rent.
  2. Accounts Payable: Responsible for entering and reviewing invoice coding accuracy.
  3. Review general ledger for proper account usage, expense accruals, and revenue recognition under GAAP.
  4. Maintain Balance Sheet account reconciliations.
  5. Collaborate with Property Managers on monthly variance explanations and accruals.
  6. Train, mentor, assist, and review the work of Property Accountant(s).
  7. Oversee Fixed Assets spending, including Tenant Improvements, Leasing Commissions, and CapEx.
  8. Meet reporting deadlines.
  9. Coordinate with Property Managers on annual budgets and reforecasts.
  10. Assist with acquisitions, dispositions, and refinancing transactions.
  11. Manage reimbursement requests for loan draws and escrow expenditures.
  12. Prepare and review annual CAM reconciliations.
  13. Assist with annual financial audits and tax return preparations.
  14. Maintain communication with Property Managers.
  15. Perform other duties as assigned.

Requirements:

  • 5+ years of experience in real estate/property management accounting.
  • Proficiency in accounting software, MS Excel, MS Word, and MS Office; knowledge of YARDIVoyager and/or Kardin Budgeting software is highly desired.
  • Working knowledge of legal documents such as lease agreements and loan documents.
  • Self-starter with the ability to work independently and manage multiple tasks, priorities, and deadlines.
  • Excellent verbal and written communication skills with strong attention to detail.
  • Willingness to work in a fast-paced, growing, and entrepreneurial environment.
