Job Title: Leasing Manager
Reports to:
Resident Account Manager / Property Manager
Job Overview: The Leasing Manager is responsible for overseeing the leasing activities at the apartment complex, ensuring that occupancy rates are maximized, and providing excellent customer service to current and prospective residents. This includes managing a leasing agent, conducting property tours, handling leases, and ensuring the property is well-maintained. Key Responsibilities: Leasing and Occupancy Management: Develop and maintain existing leasing strategies to ensure maximum occupancy of available units. Respond to inquiries from potential tenants, providing information about the property, available units, rental terms, and amenities. Conduct property tours and follow up with leads to close leasing deals. Prepare and review lease agreements, ensuring they are signed and comply with legal regulations. Manage the move-in process for new residents, ensuring all necessary documents and payments are completed. Marketing and Advertising: Update and maintain property internet listings to ensure accurate information about available units and rental rates. Organize promotional events, open houses, and property tours. Customer Service: Respond to resident inquiries and address any concerns or issues promptly. Maintain positive relationships with current residents to encourage lease renewals. Handle resident complaints or concerns with professionalism and in accordance with company policies. Financial Responsibilities: Ensure timely collection of application fees, security deposits, and rent payments. Maintain accurate records of all transactions, leases, and correspondence. Monitor vacancy rates and report on leasing and occupancy trends to the property manager. Property Maintenance Coordination: Work with maintenance staff to ensure that vacant units are ready for new residents in a timely manner. Communicate with maintenance teams to address any concerns from current tenants regarding property issues. Qualifications: High school diploma or equivalent required; a college degree in business, real estate, or a related field is preferred. Prior experience in customer service, leasing or property management is required. Ability to acquire strong knowledge of fair housing laws, leasing contracts, and property management practices. Excellent interpersonal and communication skills. Ability to learn property management software and Microsoft Office Suite. Skills & Abilities: Strong sales and negotiation skills. Exceptional organizational and time-management skills. Ability to multitask and handle a fast-paced environment. Knowledge of local rental market conditions and trends. Attention to detail and problem-solving abilities. PM21
Requirements: Physical Requirements: Ability to walk the property and conduct tours with prospects in various weather conditions. Ability to lift and move office supplies or promotional materials (up to 25 pounds).
