About the Role:
The OPTIM - Maintenance Technician plays a critical role in ensuring the operational efficiency and safety of real estate properties within the rental and leasing sector. This position is responsible for performing routine maintenance, troubleshooting, and repairs to building systems and equipment, thereby enhancing tenant satisfaction and preserving property value. The technician will work proactively to identify potential issues before they escalate, minimizing downtime and costly emergency repairs. Collaboration with property management and vendors is essential to coordinate maintenance activities and ensure compliance with safety regulations. Ultimately, this role supports the seamless functioning of properties, contributing to a positive living and working environment for tenants and stakeholders.
Minimum Qualifications:
High school diploma or equivalent.
Proven experience as a maintenance technician or in a similar role within the real estate or property management industry.
Basic knowledge of electrical, plumbing, HVAC, and general building maintenance.
Ability to read and interpret technical manuals, blueprints, and safety regulations.
Valid driver’s license and reliable transportation.
Qualifications:
Certification in HVAC, electrical, or plumbing trades .
Computer skills required; Experience with Yardi or computerized maintenance management systems (CMMS) .
Familiarity with green building practices and energy-efficient technologies.
First aid and OSHA safety training certifications.
Previous experience working in multi-family residential or commercial properties.
Responsibilities:
Perform routine inspections and preventive maintenance on HVAC, plumbing, electrical, and structural systems to ensure optimal operation.
Respond promptly to maintenance requests and emergency repairs, diagnosing issues accurately and implementing effective solutions.
Maintain detailed records of maintenance activities, repairs, and parts inventory to support asset management and reporting.
Collaborate with property managers and external contractors to schedule and oversee specialized repairs or upgrades.
Ensure compliance with all safety codes, regulations, and company policies during maintenance operations.
Skills:
The required skills enable the technician to effectively diagnose and repair a wide range of building systems, ensuring minimal disruption to tenants and property operations. Strong troubleshooting abilities and technical knowledge allow for efficient problem-solving and maintenance execution.
