Job Summary:
Are you a fix-it whiz with a passion for keeping things running smoothly? We're looking for a Maintenance Technician to join our property management team! You'll play a crucial role in maintaining and enhancing our residential and commercial properties, ensuring everything is safe, functional, and looking great. Your skills will help create a comfortable and welcoming environment for all our tenants.
Key Responsibilities:
Repairs:
Diagnose and repair issues in plumbing, electrical, HVAC, and other building systems.
Repair or replace broken or defective parts, fixtures, and appliances.
Conduct structural repairs, including walls, roofs, and flooring.
Troubleshooting:
Identify and troubleshoot mechanical, electrical, and plumbing problems.
Develop and implement effective solutions to resolve issues promptly.
Collaborate with other technicians and external contractors as necessary.
Preventive Maintenance:
Conduct regular inspections of properties, including common areas, buildings, and grounds.
Perform routine maintenance tasks such as cleaning, lubricating, and adjusting equipment.
Schedule and perform periodic maintenance checks to prevent equipment breakdowns.
Safety Compliance:
Adhere to all safety regulations and guidelines.
Report and correct any safety hazards immediately.
Ensure all maintenance activities are conducted safely and in compliance with regulations.
Documentation:
Maintain accurate records of maintenance and repair activities.
Complete work orders and update maintenance logs.
Document inspections and report findings to supervisors.
Inventory Management:
Monitor and manage inventory of tools, supplies, and replacement parts.
Order necessary materials to maintain appropriate inventory levels.
Ensure all tools and equipment are properly maintained and functional.
Communication:
Communicate effectively with property managers, supervisors, and tenants.
Provide timely updates on maintenance activities and repair status.
Respond promptly and professionally to maintenance requests from tenants.
Qualifications:
Education:
High school diploma or GED required.
HVAC, plumbing, or electrician certification .
CPO .
Experience:
Proven experience as a Maintenance Technician or in a similar role, preferably within property management.
Familiarity with a variety of maintenance tools and equipment.
Skills:
Strong mechanical and electrical troubleshooting skills.
Proficiency in HVAC, plumbing, and electrical systems.
Ability to read and interpret blueprints, schematics, and technical manuals.
Excellent communication and interpersonal skills.
Strong organizational and time management skills.
Physical Requirements:
Ability to lift and carry heavy objects (up to 50 lbs).
Capability to work in various conditions, including confined spaces, heights, and outdoors.
Ability to speak, read and write English.
Ability to stand, walk, and bend for extended periods.
Working Conditions:
Work primarily within residential and commercial properties managed by the company.
May require work outside regular business hours, including evenings, weekends, and holidays.
Exposure to potentially hazardous materials and extreme temperatures.
