Section 8 Property Manager- $55,000-$70,000 + Performance Bonus & Benefits- Baltimore, MD, 21217
We are seeking a skilled and detail-oriented Section 8 Property Manager to oversee 76 Project-Based Section 8 units in Baltimore City.
The key responsibilities of a Section 8 Property Manager include, but are not limited to:
Oversee 76 Project-Based Section 8 units in Baltimore City Qualify applicants for section 8 program and calculate rent/subsidy portions based on income. Process initial, annual, and interim program recertifications, in addition to retroactive rent calculations per HUD guidelines. Strong understanding of EIV and TRACS system to process and analyze the monthly HUD voucher, as well as running monthly EIV reports. Ability to resolve EIV income discrepancies and HUD Voucher discrepancies. Bi-annual unit inspections, move-in/move-out inspections, and walk grounds weekly. Experience with MOR and REAC protocol required. Collect and input rent payments into RealPage management software. Address late and delinquent rent payments with monthly notices to tenants, hands-on communication with all tenants, and eviction filings. File evictions for non-payment of rent and other lease violations. Move-ins, move-outs, contract renewals. Oversee unit turns for move-in and move-outs to ensure units are suitable for occupancy. Maintain sites at full occupancy and maintain all units in accordance with HUD regulations including housekeeping, damages, tenant notices, and evictions. The Person:
College degree preferred. Certified Occupancy Specialist certificate required. 3-5+ years experience managing project-based section 8 properties. Knowledge of RealPage OneSite is a plus.
