Maintenance And Physical Plant Technician
This position is responsible for the maintenance and operation of all heating, ventilation, plumbing, electrical, pneumatic, and DDC equipment on campus; installing, maintaining, and repairing ventilation and air conditioning systems and equipment; identifying maintenance risks on equipment; diagnosing electrical and mechanical faults for HVAC systems; cleaning, adjusting, and repairing systems, and performing preventative maintenance services. Must be available for overtime and on-call situations. Examples of duties include: maintaining all heating plant equipment in good working order; monitoring, operating and troubleshooting campus-wide energy management systems; replacing and rewiring energy management system devices; operating and maintaining stand-alone boilers both steam and hot water; repairing and replacing various HVAC systems; doing both minor and major plumbing repairs and installation; testing and repairing water softeners; wiring motors, motor starters, relays, contactors, and other electrical devices; troubleshooting, repairing and replacing electrical devices; reading and understanding building blueprints for mechanical systems, plumbing and electrical layout; and reading and understanding electrical schematics. Additional duties include testing emergency electrical generators; analyzing and handling any emergency or maintenance problems; performing periodic scheduled preventative maintenance; troubleshooting failing equipment; removing decommissioned equipment and installing new equipment; assisting other areas of the facilities team as needed; maintaining a safe working environment; participating in safety training; and complying with safety rules, regulations, and protocols. Typical qualifications include: a high school diploma/GED required, technical degree preferred, or equivalent experience in steam boilers, electrical, hot water and steam heating and air conditioning systems, troubleshooting equipment failures, performing repairs and/or new installations; 5+ years of experience in operation and maintenance of low-pressure boilers, electric, air conditioning, ventilation and plumbing; a clean and valid driver's license and the ability to successfully pass a background check; knowledge of power generation, HVAC and/or chiller equipment commercial maintenance and repairs; ability to troubleshoot equipment failures; ability to run and understand various types of equipment; working knowledge of applicable regulatory code; ability to read electrical and mechanical blueprints; ability to be trained in confined spaces, lockout-tag out, fall protection, bloodborne pathogens, hazardous waste, and forklift, respirator use; ability to read and write and speak the English language at a college level; ability to perform complex mathematical calculations; ability to communicate with all levels of the institution in written and spoken form; ability to maintain regular and prompt attendance; ability to work independently; ability to lift, carry, push, or pull up to 50 lbs. regularly and occasionally heavier loads with assistance; ability to work in confined spaces and in varying environmental conditions; ability to climb ladders, balance, stoop, kneel, crouch, and crawl for extended periods; manual dexterity to operate tools and equipment required for the position; visual acuity to read manuals, diagrams, and meters; and ability to stand, walk, and perform repetitive movements throughout the workday.
