Senior Maintenance Technician – Commercial Property Reports To:

General Manager/Property Manager

Position Summary

The Senior Maintenance Technician ensures the safe, reliable, and efficient operation of all building systems, equipment, and infrastructure across a multi-use commercial property. This role leads day-to-day maintenance activities, responds to tenant requests, and performs advanced repairs to keep the retail, shopping, dining, and entertainment destination operating at the highest standards.

The Senior Technician also mentors other technicians, coordinates with vendors, and upholds safety and compliance standards.

Key Responsibilities

Conduct daily inspections of the property, including retail spaces, common areas, entertainment venues, parking structures, and grounds to identify and resolve maintenance issues.

Perform and oversee advanced repairs and preventative maintenance on HVAC, lighting, plumbing, electrical, mechanical, and fire/life safety systems.

Serve as a primary point of contact for urgent tenant and maintenance requests, ensuring timely and professional resolution.

Lead, train, and mentor maintenance staff; assign and oversee daily work orders.

Collaborate with contractors and vendors to complete specialized repairs or capital improvement projects.

Maintain accurate records of work orders, inspections, inventory, and compliance documents.

Support the property manager with budgeting by providing input on maintenance costs, equipment needs, and energy efficiency initiatives.

Ensure all systems and work meet OSHA, ADA, fire code, and other safety and regulatory standards.

Assist in seasonal and event preparation, including lighting, signage, and temporary infrastructure setup.

Respond to after-hours emergencies on a rotating on-call basis.

Qualifications

High school diploma or GED required; technical or trade school certification .

Minimum 5 years of experience in commercial property, retail, hospitality, or mixed-use facility maintenance.

Strong technical knowledge of HVAC, plumbing, electrical, and general building systems.

Experience supervising or mentoring maintenance teams .

Skilled in troubleshooting and resolving complex building system issues.

Proficient with CMMS (Computerized Maintenance Management Systems).

Excellent communication and customer service skills to interact with tenants, vendors, and guests.

Ability to work flexible hours, including nights, weekends, and on-call rotations, as needed.
