This position is responsible for coordinating the communitys marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Tuesday - Saturday Requirements:

1-2 years of related experience; experience with customer service, Yardi software, and Microsoft Office Suite. The position offers eligibility for both lease and renewal bonuses. Essential Responsibilities

Performs all sales and leasing activities to achieve the communitys revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Inspects apartments prior to resident move-in and ensures apartments are move-in ready; schedules maintenance as needed. Stays informed about current market and competitor conditions; develops and implements short- and long-term marketing plans to sustain occupancy; follows policies related to concessions and programs to boost occupancy. Designs and executes marketing activities to drive traffic to the community, including resident referral and employer outreach programs, and uses internet marketing tools (Craigslist, Facebook, e-mail, and other websites). Uses on-site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information. Ensures show units meet company standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities. Follows up with prospects and new residents to ensure satisfaction and finalize lease or renewal decisions (via email, thank-you notes, calls, etc.). Supports the lease renewal program by preparing renewal letters and packages, contacting renewing residents in advance of move-out dates, and ensuring renewal documents are signed and implemented on time. Responds quickly and courteously to resident or client/owner concerns and takes prompt action to resolve issues or relay requests to the appropriate parties. Required Licenses Or Certifications

Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions. Incumbents must have a valid drivers license to operate a golf cart on property. Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, and carry objects; crawl in confined areas as needed. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance. Travel may be required to assist other properties, attend training, or meetings; flexible schedule including evenings, weekends, and holidays. Compensation

Hourly range for this position is $16.83 - $21.00 (Sacramento). Additional Compensation

Corporate Positions: eligible for quarterly or annual bonus program based on performance. Onsite Property Positions: eligible for weekly, monthly, and/or quarterly bonus programs. Benefits
