Performs sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, criminal background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing. Inspects apartments prior to move-in and coordinates any items with maintenance to ensure move-in readiness. Monitors market and competitor conditions, develops marketing plans to sustain occupancy, and follows policies related to concessions and programs to boost occupancy. Designs and executes marketing activities to drive traffic to the community, including referrals, employer outreach, internet marketing, and other community-specific plans. Uses on-site property management software (OneSite, Yardi, etc.) to track availability, recording traffic and leasing activities, and manage data on residents and prospects. Ensures show units meet company standards by inspecting show units, communicating maintenance needs, and preparing the leasing office for daily leasing activities. Follows up with prospects and new residents to ensure satisfaction and finalize lease decisions or renewals. Supports lease renewal activities by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed on time. Responds promptly to resident and client/owner concerns and coordinates solutions with appropriate teams. Licenses/Certifications
Incumbents must have all licenses/certifications as required by state and local jurisdictions Valid drivers license to operate a golf cart on property Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects; crawl in confined areas as needed Work indoors and outdoors in all weather conditions Ability to push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance Occasional travel may be required Flexible schedule including evenings, weekends, and holidays Compensation
Hourly range: $16.83 - $20.00 (Sacramento) Additional Compensation
Corporate positions may be eligible for quarterly/annual bonuses based on performance Onsite positions may be eligible for weekly/monthly/quarterly bonuses Benefits
