Location: 14W Washington, District of Columbia Base pay range: $24.00/hr - $26.00/hr Note: The posted hourly range may reflect geographic location and other factors. Final compensation is determined by business requirements, experience, skills, and location. Job Responsibilities

Manages and directs the communitys marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Stays informed about current market and competitor conditions, develops and implements marketing plans and goals to sustain occupancy, and implements pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases. Develops print and internet advertising strategies, uses technology to promote the community, and uses property management software to generate sales and leasing reports. Works with the maintenance team to ensure the community meets standards for appearance and safety; promotes the property through merchandising techniques and regular inspections of ready units. Participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures per policies. Reviews financial, shop, traffic, and other operational reports to identify issues impacting leasing performance and supports solution strategies using internal resources as needed. Oversees the lease renewal program, including communications and move-out assistance as necessary. Responds promptly to resident and owner inquiries and documents requests accordingly. Supervises leasing team members, including hiring, training, and performance management in line with company policies and values. Must be able to work Saturdays. Required Licenses or Certifications

Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions. Incumbents must have a valid drivers license to drive a golf cart on property. Physical Demands

Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Lift up to 25 pounds independently; up to 50 pounds with assistance. Occasional travel may be required to assist other properties or attend meetings. Flexible schedule including evenings, weekends, and holidays as needed. Compensation and Benefits

Base pay range as noted above. Additional compensation: bonus opportunities based on individual and company performance (varies by corporate vs onsite roles).
