Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Essential Responsibilities
Directs the community’s marketing, advertising and sales activities to achieve revenue and occupancy goals; oversees on-site traffic, maintains an appropriate inventory of “ready” apartments, sets rent pricing and concessions, and monitors day-to-day sales and leasing activities. Stays informed about current market and competitor conditions; develops and implements short- and long-term marketing plans and goals to sustain occupancy; implements pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases. Develops print and internet advertising strategies; uses technology to promote the community and communicate with prospective prospects; uses property management software to generate sales and leasing reports. Collaborates with maintenance to ensure the physical aspects meet company standards and enhances salability through merchandising, regular inspections of ready units, mini-models, and other techniques. Participates in the leasing process by generating/tracking traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures per policies and procedures. Reviews and analyzes financial and operational reports to identify and resolve issues impacting leasing performance; presents marketing/leasing results to clients, owners, and other managers. Oversees the lease renewal program, including communications and move-out assistance as needed. Responds promptly to resident and client/owner concerns and documents/communicates requests as appropriate. Supervises the leasing team, including recruitment, orientation, training, and performance management in line with company policies. Required Licenses or Certifications
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions Incumbents must have valid driver’s license to drive a golf cart on property. Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance. Travel may be required to assist other properties, attend trainings, meetings, or other duties. Work a flexible schedule including evenings, weekends, and holidays. The hourly range for the position is $27.00 - $29.00. Additional Compensation
Corporate Positions: Eligible for quarterly or annual bonus based on performance. Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs. Benefits
