Leasing Manager
/ POSITION: Leasing Manager REPORTS TO: Property Manager The purpose of this job description is to communicate the responsibilities and duties associated with the position. While the information should be considered a comprehensive description, some responsibilities and duties may not be specifically addressed. Every person is expected to perform any reasonable task or request that is consistent with fulfilling company objectives. The Leasing Consultant is the propertys sales representative whose primary duties are to greet prospects, present professionally the features and benefits of the property, and secure lease agreements from qualified persons. A Leasing Consultant is service-oriented and strives to make current residents feel welcome and comfortable in their community. The Leasing Consultant will contact a person of authority should any situation warrant an action or decision not included in duties and responsibilities. Responsibilities and Duties
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. Maintain complete knowledge of Fair Housing Compliance laws or attend Fair Housing Training within the first 90 days of employment. Maintain complete knowledge of lease contracts, applications, and addenda. Maintain complete knowledge of SunRidge policy and procedures as outlined in the Employee Handbook and Operations Manual. Immediately notify supervisor or AVP of any illegal conduct by a vendor, resident, or employee. MARKETING AND LEASING Maintain a professional, friendly atmosphere in the leasing office and in areas where prospects and residents meet. Keep the work area clean and organized. Inspect models and prepare vacancies daily to ensure cleanliness. Answer incoming calls and handle each call (prospect, irate resident, service request, etc.). Transfer calls to Assistant Manager or Manager when appropriate. Greet prospective residents, qualify needs and preferences, professionally present the community and specific apartment(s) while highlighting features and benefits. Monitor local market conditions and trends. Contribute ideas to the Manager for marketing and resident satisfaction improvements. Perform outreach marketing duties. ADMINISTRATIVE Correctly complete all lease applications, process verifications, and notify prospective residents of results. Complete lease paperwork and related addenda per SunRidge policy. Accept rent and deposits (not cash or incomplete money orders). Provide receipts upon request using approved SunRidge receipts. Complete Guest Information forms on all prospects, send thank-you notes, and perform follow-up. Enter traffic from Welcome Cards into the computer daily. Physically inspect the property when on grounds; report service needs to Manager (litter, cluttered patios, inoperable vehicles, etc.). Inventory office supplies weekly; report needs to the manager. Organize and file reports, leases, and paperwork daily. Attend company meetings when requested. Document all resident communication (verbal and written) in the lease file. Assist Manager and Assistant Manager in preparation of daily and weekly reports, market surveys, etc. Accompany outside vendors on service calls for occupied apartments when necessary. TRAINING Complete all Grace Hill courses by required deadlines. Commissions and bonuses require timely completion. GENERAL Performs any additional duties assigned by Manager or Property Supervisor. QUALIFICATIONS Requirements include maintaining good leasing and closing skills, staying organized, and possessing basic computer skills. Work Hours
An employee will work a flexible schedule, often including weekends and holidays. 20-40 hours per week depending on full or part-time status. Overtime must be approved by a supervisor prior to working over 40 hours if full-time or 25 hours if part-time. Physical, Vision, Hearing, and Speaking Requirements
PHYSICAL: Stand/walk or sit as needed; about 70% on feet, 30% seated. Require bending, stooping, lifting, climbing stairs, showing properties, pushing/pulling, reaching above shoulder, and other tasks. VISION: Constant need to read forms, reports, and view computer screens; consistently see small details and inspect properties. HEARING: Constant need to communicate over the phone and in person with prospects, residents, vendors, and staff. SPEAKING: Constant need to communicate verbally in various situations. DRIVING/TRAVELING: Frequent use of personal transportation to inspect neighborhoods, run errands, and attend meetings. Must hold a valid drivers license and insurance; access to reliable transportation.
Working Environment
Indoors and outdoors in all weather conditions. Occasional exposure to paint fumes, solvents, adhesives, etc. Reasoning Development
