Overview
STRS Ohio is seeking an Analyst, Real Estate Columbus and Georgia to join the Investment/Real Estate team. Nearly two-thirds of STRS Ohios investment assets are managed internally by more than 100 Investment Department professionals. Work Schedule
8:00am-5:00pm Monday through Friday (Onsite) General Summary
Under the direction of a real estate regional director, and with guidance from an acquisition officer, perform financial underwriting analysis for potential real estate transactions including property purchases, property sales, asset management decisions and mortgage related decisions. Responsibilities
Analyze real estate proposals to determine their suitability for investment, with the objective of meeting the long-term performance objectives of the total fund. Perform financial analysis including lease-by-lease analysis, partnership modeling and analysis of leverage. Evaluate the developer, the specific site, area demographics and economic conditions. Assist with the financial analysis of asset management-related decisions such as lease negotiations, mortgage negotiations, property sales and capital improvement programs. Develop real estate market knowledge of target markets with respect to potential for real estate acquisitions or development. Track real estate sales activity and changes in supply of real estate. Qualifications
Bachelors degree in business administration, economics, finance or a related field required. Masters degree in business administration, economics, finance or related field preferred. One-year real estate investment analyst experience required. Two to three years experience preferred. Proficiency in the use of Microsoft Excel and knowledge of Argus Enterprise real estate analysis software preferred. Ability to understand the financial structure and terms of real estate investments through the analysis of joint venture agreements, operating statements, balance sheets, budgets and closing documents preferred.
