Investment Associate

who will work directly with the Chief Investment Officer and broader investment team. This individual will be responsible for underwriting, executing, and managing private equity investments in real estate, while also contributing to deal sourcing and sponsor relationship development. This position will be in Dallas, but is remote. Candidates applying must be willing to relocate to Dallas if not already located there. KEY RESPONSIBILITIES

Conduct due diligence, including site visits, developer meetings, and market analysis Audit sponsor financial models and independently build detailed Excel proforms Develop 5-10 year cash flow models incorporating budgets, operating assumptions, debt structures, waterfalls, and return scenarios Prepare comprehensive investment memoranda covering project details, market insights, capitalization, financials, and risk assessments Support transaction execution, including LOI drafting and negotiation of operating agreements Sourcing & Market Development

Build and maintain relationships with sponsors, developers, and brokers in target markets Perform market research and underwriting for new investment opportunities Maintain a forward-looking investment pipeline across regions Monitor investment performance and provide internal updates and external reporting Analyze and recommend actions for capital events such as refinancing and dispositions QUALIFICATIONS

4+ years of experience in real estate investment, acquisitions, or development Advanced Excel modeling skills, including LP/GP waterfalls and scenario analysis Strong written and verbal communication skills Familiarity with real estate legal documentation (purchase contracts, operating agreements, leases) Ability to thrive in a small, entrepreneurial team environment Seniority level
