ABM, a leading provider of integrated facility solutions, is looking for a Facility Manager. The Facility Manager oversees all activities and staff related to the maintenance and repair of mechanical and electrical systems within a property, with the goal of maximum life and reliability of all systems. Responsibilities may include maintenance and operations of HVAC, mechanical, plumbing and electrical systems, general building maintenance and building inspections. The Facility Manager responds to client requests, opens and assigns work orders, and orders parts when necessary. The incumbent ensures compliance with expense guidelines, company policy, and governing codes. Responsibilities

Direct day-to-day facility operations of the property and affiliated business units, including budgeting (operational and capital), expense control, preventative maintenance program management, and management of all building components (HVAC, plumbing, Fire/Life Safety, electrical systems). Oversee contracts and relationships with external engineering service providers; provide leadership, supervision, training, coaching, and performance evaluations to a team of third-party engineers and maintenance technicians. Lead and supervise capital projects from planning to execution, ensuring on-time, on-budget delivery and high quality standards. Develop 5-year capital plans to maintain and enhance property assets and execute against projected plans. Support construction activities in partnership with the corporate Development team. Oversee Preventative Maintenance of equipment and related logs; develop and monitor a Preventative Maintenance Program to maximize equipment life and efficiency per manufacturer specifications. Utilize facilities platforms (CMMS, BMS/EMS/Contractor Management) to manage center operations and ensure data integrity. Oversee operation, maintenance, and optimization of the central HVAC plant for efficient and reliable performance. Attend recurring asset meetings and coordinate with cross-functional teams to address tenant design and construction concerns. Manage on-site equipment or asset inventories and oversee project management, financials, vendor management, sustainability, safety compliance, and central plant management as applicable. Maintain open communication with tenants regarding inquiries and fire/life safety system compliance; coordinate onsite logistics for access, deliveries, and screening. Support Tenant Construction in center operations to assure on-time landlord space delivery and openings; participate in Manager-on-Duty rotation as required; conduct periodic off-hours inspections; respond to property emergencies 24/7. Qualifications

BA or BS degree or equivalent experience required. 3-5+ years of facilities management experience, construction project management, or construction supervision, preferably in a complex retail/commercial/hospitality/food and beverage setting. Professional designations (BOMA, IFM, IREM) preferred; two years of supervisory experience required. Knowledge of OSHA, EPA, and other regulatory requirements. Technical aptitude: ability to read blueprints; familiarity with CAD/Bluebeam and facility management platforms; experience with Cloud-based software. Mechanical expertise for central plants, chillers, boilers, and related systems; knowledge of vertical transportation, building electrical systems, and EMS/CMMS. Strong process management, budget development and forecasting, and lease interpretation abilities. Excellent customer service and relationship management skills; ability to manage multiple stakeholders and maintain composure. Experience managing union trades and third-party service providers; sustainability and energy management experience preferred. Salary and Benefits
