Job Title Mobile Operating Engineer

Job Description Summary Responsible for ensuring the efficient operation and maintenance of HVAC, mechanical, electrical, and plumbing equipment and systems for the assigned property(s). Responsibilities include maintaining a clean and safe working environment, performing rounds, conducting routine assessments, and executing day-to-day preventive and corrective maintenance, painting, and housekeeping for the properties.

Job Description Perform all plumbing, electrical, or HVAC requirements of the building(s). Maintain heating equipment, including chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment to ensure a comfortable environment. Verify field conditions and perform necessary repairs or adjustments. Monitor Energy Management systems. Perform repairs to doors, ceilings, hand railings, floors, and other general repairs, adjustments, and installations. Repair plumbing fixtures such as water closets, urinals, flush valves, and lavatories. Perform preventive maintenance in accordance with standards, including changing filters, cleaning coils, flushing condensers, and other scheduled routines. Inspect engine room equipment, cooling towers, motors, pumps, electrical rooms, backup generators, fire pumps, sump pumps, and ejector pumps. Check emergency exit signs and lights, ensuring clear access to exits, and perform fire and life safety inspections as required. Document and report activities to supervisors. Respond promptly to emergency situations and customer concerns. Comply with all applicable codes, regulations, and safety standards. Complete required safety training annually. Maintain a neat appearance and adhere to dress code while on duty. Key Competencies: Technical proficiency Initiative Flexibility Multi-tasking Sense of urgency Education: High School Diploma or GED equivalent. Trade school or apprenticeship program preferred. Experience: Minimum 5+ years in operating HVAC, plumbing, mechanical systems in a commercial setting. Additional Qualifications: Relevant licenses or permits, such as Journeyman or Master Electrician, Refrigeration Certificate, Boiler License, etc. Certification as a Universal Technician for CFCs may be required. Valid driver’s license and good driving record. Basic computing skills in Outlook, Excel, Word. Experience with building systems operation, maintenance, and repair. Work Environment: This role operates in a professional office environment, often traveling between properties in varying weather conditions. Physical Demands: Ability to lift at least 50 lbs, climb, stoop, crouch, and reach. Movement between departments and properties. Clear speech and reading comprehension. Note:
