Responsibilities

Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals; interact with prospective and current residents to achieve maximum occupancy and resident retention. Provide excellent customer service to prospective and current residents; generate and handle traffic, qualify prospects, lease apartments, prepare lease documents, and complete move-in paperwork. Ensure model apartments are in touring condition; orient prospective and current residents to the property. Process renewal paperwork and deliver documentation monthly; maintain accurate records of traffic activity. Follow up with prospective residents via phone, mail or email; convert phone traffic into scheduled tours. Inspect apartments prior to move-ins; coordinate move-in/out needs with the maintenance team. Create and maintain confidential resident files; review move-in paperwork with new residents. Complete weekly leasing reports; ensure open/close procedures are completed daily. Assist with ongoing resident relations and respond to requests promptly and accurately. Monitor competitive properties; inspect buildings and grounds for safety and cleanliness; report repairs needed. Assist with processing work orders and provide clerical support as needed; support resident activities to increase retention. Comply with all company policies, health and safety rules, and applicable laws; perform other duties as assigned.

Education And Experience

High school diploma is required. Minimum of one year of previous sales experience is preferred. Experience with new construction / lease up multifamily assets preferred. One year of previous residential leasing experience is required.

Skills And Requirements

Excellent customer service and interpersonal skills. Prior experience in Yardi Voyager or another equivalent system is preferred. Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel). Strong interpersonal skills to effectively communicate with all levels of management; maintain confidentiality. Ability to work independently and prioritize in a fast-paced environment with urgency. Ability to read, write, comprehend, and converse in English; use general office equipment. Strong organizational and time-management skills; ability to handle difficult situations. Valid drivers license with a clean driving record and current auto insurance is required. Must comply with safety requirements; complete Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
