The Leasing Professional 1 supports day to day leasing activities for all Company properties.
ESSENTIAL DUTIES & RESPONSIBILITIES
Prepare documents for the lease file when an application is received. If the applicant is approved, send and prepare documents for the lease prior to move in.
Promote availability through advertisements, outreach marketing, and participation in multiple online listing services.
Shops our competitors in the area with similar communities to be aware of upcoming apartment homes and keep our pricing competitive in the market.
Attend and participate in training seminars and online learning courses to stay up to date on current laws, rules and guidelines in the multi-family industry.
Maintain 85% compliance with online training courses provided by BREG. This includes all training courses provided by Grace Hills learning platform that are scheduled regularly or through performance improvement based on shop scores.
Score an average of 85% or higher on shops completed by Grace Hill. (internet, phone and in-person)
Schedule appointments to show apartment homes to prospective renters.
Complete property walks to ensure models, and the grounds are ready to be shown to prospects each day and responsible for closing these areas at close of business.
Enter work orders both for apartments and for the community grounds.
Show prospective renters the community both virtually and by providing in person tours.
Walk vacant and leased apartment to assess them before showing them to clients.
Inspect condition of the apartment prior to move in to ensure quality standards are met.
Input work orders for any vacant or leased apartments prior to applicant moving in.
KNOWLEDGE, SKILLS, & ABILITIES
Excellent written and verbal communication skills, including writing reports, business correspondence, and peer to peer communication.
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public and regulatory agencies.
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations.
Ability to define problems, collect data, establish facts, and draw valid conclusions.
Ability to interpret an extensive variety of technical instructions in mathematical or diagram form, and deal with several abstract and concrete variables.
Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.
Ability to perform basic math in all units of measure, including whole numbers, common fractions, decimals, and to compute rate, ratio, and percentages
Ability to draw and interpret graphs.
Ability to analyze and interpret lease agreements.
Basic computer and software skills, including word processing, data entry and analysis, and presentation development.
Advanced computer and software skills, including [Microsoft Office Suite, Yardi, OneSite] or equivalent.
Ability to appropriately prioritize and manage multiple requests at once.
Organized, detailed, reliable approach to duties and communication.

QUALIFICATIONS & COMPETENCIES
High School Diploma or Associate Degree
1 -2 years experience in a similar role.
Must be able to provide proof of eligibility to work in the U.S.

SCHEDULE
This is a full time position. Working hours are from 9am 6 pm. Weekends are required, and hours may vary based on the needs of the business. i.e. Resident event, local seminar with AAMD etc.
WORKING CONDITIONS & PHYSICAL REQUIREMENTS
Duties are conducted indoors in environmentally controlled conditions, with some exposure to the outdoors when touring the community and showing the grounds to prospective renters.
COMPENSATION
WAGES
This position is paid an hourly wage. Estimated Starting Hourly Rate: $21.00
Exact salary is determined within the stated range by merit; seniority; production rate and/or quality; geographic location; education, training, and/or experience related to job duties and responsibilities; or travel required by the position.
Potential additional compensation includes commission and an annual bonus. BENEFITS Employee benefits include:
