This position is responsible for coordinating the communitys marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals. Essential Responsibilities

Perform all sales and leasing activities to meet revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, credit screening, background checks, preparing lease documents, and ensuring smooth move-in processes. Inspect apartments before move-in, ensure readiness, and coordinate with maintenance for any outstanding issues. Stay informed about market and competitor conditions, develop marketing plans, and implement community-specific programs to boost occupancy. Design and execute marketing activities, including online marketing, referral programs, and outreach initiatives. Use on-site management software (e.g., OneSite, Yardi) to track activities and manage resident data. Maintain community and show unit standards through regular inspections and coordination with maintenance and marketing teams. Follow-up with prospects and residents to ensure satisfaction and finalize lease agreements or renewals. Support lease renewal activities by preparing renewal packages and contacting residents ahead of lease expiration. Respond promptly to resident and owner concerns, taking appropriate action or escalating issues as needed. Required Licenses or Certifications

Licenses and certifications as required by jurisdiction. Valid drivers license for operating golf carts on property. Physical Demands

Stand, walk, sit, bend, climb, reach, carry objects, and crawl in confined spaces. Work outdoors in all weather conditions. Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required for property support, training, or meetings. Work flexible hours, including evenings, weekends, and holidays. Compensation and Benefits

Hourly range: $19.00 - $22.00 Additional Compensation: Based on performance, including potential bonuses. Medical, Dental, Vision, Disability & Life insurance benefits. Paid Time Off: Starting with 15 days vacation, 4 personal days, 10 sick days, 11 holidays, plus birthday off after 1 year. Onsite housing discounts (subject to availability). 6-week paid sabbatical after 10 years of service, every 5 years thereafter. 401(k) with company match up to 6% after 6 months.
