Maintenance Technician
Maintain the day-to-day operations and take responsibility for the physical assets of the property under the direction of the management staff. We are looking for someone with a positive attitude toward change and a strong ability to adapt in a fast-paced environment. The ideal candidate is an energetic self-starter who can work effectively with minimal supervision. This is a full-time, hourly position with benefits and paid time off. Essential Duties And Responsibilities Perform grounds maintenance activities, including cutting, mowing, weeding, edging, blowing, planting foliage, and shoveling snow. Handle all 24-hour emergency maintenance requests. Complete service requests within 24 hours, depending on the unit's status. Carry a pager or cell phone as required for on-call maintenance. Work within established expense limits. Complete the make-ready process for vacant units as directed by the Property Manager and Maintenance Supervisor. Perform shrubbery and tree maintenance, including pruning limbs, shaping hedges, and cutting branches. Conduct pavement and asphalt maintenance, such as cutting out edges, patching sidewalks, and filling potholes. Perform structural maintenance, including painting playground and field equipment, repairing fences and gates, and preparing athletic fields. Complete cleanup and worksite restoration tasks, such as picking up litter, disposing of waste and debris, and cleaning surfaces. Assist with custodial duties and building maintenance and repairs as needed. Operate various electric, gas, and manually powered tools and equipment, such as saws, sprayers, air compressors, mowers, blowers, weed eaters, and hedge trimmers. Perform regular preventive maintenance and cleaning of equipment; make repairs within the scope of ability. Take appropriate action during emergencies or critical incidents to resolve, contain, or prevent hazardous conditions. Replace air conditioner filters. Promptly respond to and resolve tenant requests, complaints, or questions courteously and in a timely manner. Maintain high standards of quality service. Ensure compliance with all work-related activities in a fair, ethical, and consistent manner. Follow all safety standards and guidelines set by the company, as well as local, state, and federal regulations. Repair and treat structures such as showers, sinks, appliances, doors, cabinets, walls, and building exteriors. Possess working knowledge of HVAC systems, including maintaining, repairing, and replacing them as needed. Perform minor pool maintenance, if required. Maintain a professional and courteous demeanor with tenants, vendors, contractors, and fellow employees. Perform other duties as assigned. Education And Experience High school diploma or GED required. One year of related experience or training, or an equivalent combination of education and experience. Physical Requirements Must be able to exert heavy physical effort, including climbing, balancing, stooping, kneeling, crouching, crawling, lifting, carrying, pushing, and pulling objects weighing 20 to 50 pounds; may occasionally lift or move objects weighing up to 100 pounds. Work is regularly performed under exposure to adverse environmental conditions such as strong odors, fumes, dust, wetness, humidity, machinery, vibrations, temperature extremes, moisture, disease, pathogenic substances, and toxic or poisonous agents. Must be able to talk or hear regularly; frequently required to stand, walk, and sit. Occasionally required to use hands to handle or feel objects, reach with hands and arms, climb or balance, and stoop, kneel, crouch, or crawl.
