Development & Design Manager is part of the Corporate Development team and manages the design process of capital expenditure projects from pre-design through permit issuance. The role coordinates design timelines, deliverables from internal and external stakeholders, scope changes, and budgets under the direction of the Senior Director of Development & Design. It aligns project designs with business objectives, customer requirements, and operational strategies, and stays abreast of emerging trends and technologies. Duties
Lead design activities for capital expenditure projects from pre-design through building permit issuance. Coordinate timelines, deliverables, scope changes, and budgets with internal and external stakeholders under direction of the Senior Director. Evaluate and update CoreSite’s Owner’s Project Requirements (OPRs) as market factors and technologies evolve. Assist or lead process improvement efforts and cross-departmental coordination. Support feasibility and due diligence activities, including potential land or facility acquisitions and zoning/planning interpretation. Maintain and evolve standards and processes related to design documentation, review cycles, and drawing management. Prepare for and support project kickoffs, draft design budgets and schedules, and track budgets and schedules under guidance. Facilitate design meetings, ensure action items are clearly assigned, and verify that owner-furnished equipment is accurately specified in design deliverables. Ensure design scopes are clearly delineated and that consultants comply with OPRs; coordinate permit packages to minimize responses from authorities and construction rework. Coordinate multi-phase design reviews and liaise with local government and utilities to understand permit requirements. Manage design partners (architects, engineers, and related vendors) and external consultants within contract scope and timelines. Assist with procuring design and permitting phase services and monitor workloads and quality of design work. Support entitlement and permitting management, including zoning approvals, land use permits, and approvals from external consultants and authorities; track permitting milestones and mitigate risks to schedules. Engage with governmental and utility representatives to stay informed of evolving permitting requirements and advocate for streamlined approvals when feasible. Collaborate with stakeholders across Construction, Engineering, Operations, IT, Product, Security, and other departments to incorporate inputs into designs. Provide design context to Construction Project Managers at handoff and assist with questions during construction; participate in final punch list site visits at closeouts. Knowledge, Skills, and Abilities
Ability to thrive in a hybrid work environment with at least two onsite days per week. Willingness to travel up to 15% (with potential for greater travel or in-office presence as needed). Ability to collaborate closely with clients and manage within a team; strong understanding of building design, development, construction, and project management processes. Strong knowledge of building design processes, including code compliance and building systems development. Experience with budgeting, training, program implementation, and vendor management; ability to review vendor cost estimates and value engineering proposals. Excellent written and verbal communication; ability to present to multiple levels of the organization and to clients. Ability to interface with management and staff across organizational lines and build cross-functional partnerships. Strong analytical, organizational, and problem-solving skills; ability to manage fast-paced, multi-project environments within budgets and deadlines. Attention to detail and solid document control and retention practices; proven leadership capabilities. Qualifications
Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field. At least five years of real estate development, design management, or construction experience (data center experience preferred). Strong understanding of entitlement, permitting, and regulatory requirements; experience managing design consultants and cross-functional teams. Ability to travel regionally. Physical Demands

Base salary range: $130,000 – $140,000 per year. Eligible for annual bonus and equity based on individual and company performance.
