Job Description
The Project Manager II is responsible for interpreting contract documents, overseeing project documentation, ensuring compliance with materials and methods, and serving as a point of contact for consultants and internal teams. The Project Manager II assists in efforts to ensure projects progress on schedule, within budget, and with optimal efficiency, while proactively mitigating risks and maintaining the highest standards of quality and safety. Essential Duties
Manages OFCI or OFOI material acquisition within bounds of budget and schedule requirements. Prepares and manages project submittals as necessary. Tracks General Contractor submittals and RFIs for accuracy and completeness. Maintains good Contractor/Vendor relations and contact. Reviews and oversees subcontractors, including all payments. Responsible for preparing change proposals and submitting to Sr. Project Manager for approval. Responsible for maintaining documentation on projects. Provides scheduling input to field manager(s). Works with team members to ensure coordination and communication. Reviews estimates and budget on projects for accuracy. Provides support to the Sr. Project Manager and the team. Prepares project weekly and monthly status reports. Expedites project closeout. Performs other duties as assigned. Qualification/Requirements
QUALIFICATIONS
Minimum of 2 years proven successful experience in construction project management, required. Capable of successfully running projects up to $1 million. Experience in high-end residential and associates infrastructure estimating, preferred. Engineering, Construction Technology or Architectural degree, preferred. Strong blueprint and specification reading skills and working knowledge of spreadsheets and computerized estimating. Excellent written and verbal communication and organizational skills. Ability to relate to people in a friendly and professional manner. Ability to follow established procedures and maintain reliable work attendance. Ability to follow oral and written instructions. Ability to think and make effective decisions quickly. Ability to create effective working relationships with people. Maintain a positive attitude and work under pressure. Knowledge of PC-based spreadsheet programs, Microsoft Project, desirable. Adaptability and adjusting to challenges, change in scope, or new information. Required Work Cards/Certifications
Valid Hawaii Driver’s License and successful review of Motor Vehicle Record Physical Requirements
While performing the duties of this job, the employee is regularly required to talk, listen, stand, walk, use hands to finger, handle, or feel, reach with hands and arms, climb or balance, and stoop, kneel, crouch, or crawl. The employee is occasionally required to sit. The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required: close vision, distant vision, and color vision.
