Overview
The Director of Maintenance (DOM) is responsible for overseeing and maintaining the upkeep of the building facilities and amenities according to brand standards while contributing to resident satisfaction. The DOM leads Maintenance Technicians while working side by side with the property management team to schedule unit turnovers, building inspections, work orders and all other maintenance needs. Salary Range: $85,000 - $95,000 Responsibilities
Compliance
– Ensuring the facilities meet safety codes according to municipality and state requirements including but not limited to fire protection systems, waste, and recycling removal; pool and water safety; and other regulatory obligations. Maintenance
– Pool: maintaining the swimming pool within local municipality/state requirements; Certified Pool Operator (CPO) license preferred. Elevators: manage and ensure third party vendors maintain systems per contractual requirements. Management
– Oversee porters & maintenance teams, schedule tasks, and ensure all job tasks are completed to expectations and timelines; process, track, and submit department payroll biweekly; conduct regular building walkthroughs and inspections with management (grounds and MEP equipment rooms); develop a full understanding of building blueprints and schematics; utilize asset tracking system (Entrata) to ensure timely completion of work orders and maintenance requests to drive resident satisfaction; accurately utilize Make Ready Board in Entrata (pre-move out inspections and scheduled dates of work); ensure move-in procedures (make ready and inspections) are up to brand standards and resident experience expectations; maintain all public spaces/amenity areas and back-of-house areas per Urby standards; ensure maintenance service agreements are scheduled with contractors (landscaping, generator, HVAC, etc.); oversee preparations for opening/closing of pool including vendor contracts and furniture, fixtures, and equipment; liaise to ensure all commercial retail is compliant with community maintenance guidelines; provide on-call availability for building emergencies; understand monthly finance reporting and keep expenses in line with budget; work with General Manager and Area Director of Maintenance on capital expenditures; identify opportunities to reduce expenses and improve efficiency.
