The Director of Maintenance (DOM) is responsible for overseeing and maintaining the upkeep of the building facilities and amenities according to brand standards while also contributing to resident satisfaction. The DOM leads Maintenance Technicians while working side by side with the property management team to schedule unit turnovers, building inspections, work orders and all other maintenance needs.
Salary Range: $85,000 - $95,000
Responsibilities
Compliance Ensuring the facilities meets safety codes according to municipality and state requirements including but not limited to fire protection systems, waste, and recycling removal Pool - maintaining swimming pool within local municipality/state requirements. Certified Pool Operator (CPO) license preferred Elevators - manage and ensure third party vendor is maintaining systems per contractual requirements Management Oversee porters & maintenance teams + schedules and ensure all job tasks and responsibilities are being completed up to expectations and timelines Process, track, and effectively submit department payroll on a biweekly basis Conduct regular building walk throughs and inspections with management, including all grounds and MEP equipment rooms Development a full understanding of the building blueprints and schematics Utilize asset tracking system, Entrata, to ensure maintenance team is completing work orders and maintenance requests timely to help drive resident satisfaction. Accurately utilize Make Ready Board in Entrata including schedules of pre-move out inspections and scheduled dates of work to be completed Ensure all move-in procedures including make ready and inspections are up to brand standards and expectations of resident experience Maintain all public spaces/amenity areas + back of house areas per Urby standards Ensure all maintenance service agreements are being scheduled accordingly with contractors (Landscaping, Generator, HVAC, etc.) Oversee all preparations for reopening and closing of pool including vendor contracts and FFE Acts as a liaison to ensure all commercial retail is abiding to all community guidelines related to repairs + maintenance On call availability in the event of all building related emergencies Ability to understand monthly finance reporting compared to budget and keep expenses in line with budget Work directly with General Manager and Area Director of Maintenance in managing capital expenditures Look for areas of opportunity to reduce expenses and supplies to increase efficiency of spends Attributes Ability to communicate clearly and pleasantly with residents and co-workers.
