Overview
TMG Partners is seeking an Associate to join the investments team in our San Francisco Office. TMG Partners is a privately-held full service real estate investment, development, and management firm headquartered in San Francisco focusing on urban infill projects in the San Francisco Bay Area. The firm celebrated its 40th anniversary in 2024. TMG's capital sources include a fully discretionary investment vehicle and traditional joint venture relationships. Responsibilities
Acquisitions / Dispositions: Underwriting commercial, mixed-use, and residential investments, including extensive ARGUS and Excel modeling Performing market research to determine underwriting assumptions Preparing memos / presentations for our investment committee, equity investors and lenders Assisting in the due diligence process for new investments, including reviewing and/or coordinating property condition reports, environmental reports, leases, loan agreements, service contracts, etc. Communicating with brokers, attorneys, contractors, lenders, consultants, etc. Assisting in the disposition process Asset Management: Preparing financial analyses and memos related to investment-level decisions, including new leases, capital plan modifications, re-financings, and sell / hold determinations Preparing valuations of existing assets Assisting in the preparation of annual operating budgets Communication with the asset service providers including brokers, attorneys, architects, contractors, lenders, etc. Qualifications
Bachelors degree in finance, economics, real estate or a related field; graduate degree helpful but not required Minimum of 3-5 years work experience in commercial real estate Exceptional quantitative skills and proficiency with Argus and Excel modeling, including DCF / IRR analyses, development budgeting, and waterfall structures Detail oriented and excellent organizational skills Strong writing and proofreading skills and the ability to prepare presentations to communicate investment theses and analytic data effectively Able to work independently with minimal direction and collaborate with teammates Able to manage multiple deadlines and thrive in a dynamic, fast-paced environment TMG is an equal opportunity employer and values diversity.
