ABOUT THE ROLE

The East Region Acquisitions Team is responsible for sourcing, analyzing, and executing industrial real estate investments across multiple key East Coast markets. The team operates in a dynamic, fast-paced environment with a consistently active pipeline, requiring a detail-oriented and highly organized approach. As an Acquisitions Associate, you\'ll play a pivotal role in driving our investment strategy forward, gaining valuable experience across the full spectrum of commercial real estate transactions while working alongside industry experts. This role is based in our Back Bay office, ideally 4 days in person. RESPONSIBILITIES

Primary responsibilities will include but not limited to: Download and organize investment materials to maintain a structured and accessible deal database Update the Pipeline Report to ensure leadership has real-time visibility into potential opportunities Maintain and update the Sale and Lease Comp Databases to support market-informed investment decisions Prepare sophisticated financial models and underwriting for potential acquisitions, including cash flow modeling, valuation analysis, and sensitivity testing (Argus and Excel) Draft and prepare professional LOIs that position us competitively in negotiations Prepare compelling Investment Committee materials, including presentations and supporting analyses that drive decision-making Assist in due diligence by downloading, organizing, and tracking materials; reviewing financial documents; and coordinating with internal and external teams Prepare comprehensive transition memos to facilitate the seamless handoff of assets to Asset Management Conduct market research and monitor economic indicators, comparable transactions, and industry trends to support strategic investment decisions Collaborate with cross-functional internal teams (asset management, finance, legal) throughout the acquisition process Develop and maintain relationships with brokers, sellers, lenders, and other industry professionals to source off-market opportunities and stay informed of market dynamics Support post-acquisition activities, including asset integration, performance tracking, and portfolio reporting, to maximize investment returns and value creation Perform ad-hoc tasks as needed to support team objectives ABOUT YOU

The ideal candidate will have: Bachelor\'s degree in Finance, Real Estate, Economics, or related field 2+ years of experience in financial analysis, underwriting, or acquisitions within the commercial real estate industry, with a focus on industrial assets preferred Proficiency in financial modeling and analysis, with advanced Excel skills; experience with ARGUS Enterprise or other real estate financial software is a plus Strong understanding of real estate valuation principles, including cap rates, IRR, and discounted cash flow analysis Excellent analytical skills, with the ability to interpret complex financial data and market research to make informed investment recommendations Detail-oriented approach with a high level of accuracy in financial calculations and reporting Effective communication skills, both verbal and written, with the ability to present findings and recommendations to internal stakeholders and external partners Proven ability to manage multiple projects simultaneously and work effectively under tight deadlines in a fast-paced environment Team player with strong interpersonal skills, able to collaborate with cross-functional teams and build relationships with external partners Knowledge of industrial property trends and submarkets is desirable A proactive and self-motivated attitude, with a passion for real estate investment and a drive for continuous learning and professional development COMPENSATION

This role offers a competitive base salary ranging from $90,000 to $130,000 annually plus bonus, reflecting the company's good faith estimate based on market data and internal equity ABOUT LOGISTICS PROPERTY COMPANY
