Overview
Estimator / Precon Manager - Multifamily Construction. This role supports conceptual and detailed cost estimations for ground-up multifamily projects and collaborates in planning, design, and construction document phases. The role involves providing input on design efficiencies and cost implications related to product choices, materials, assemblies, systems and finishes. Base pay range is $90,000.00/yr - $130,000.00/yr.
What You'll Do
Communicate with the Construction President, Vice President and Project Manager on project design, pricing models, forecasting, trends and issues
Develop and update pricing models used to establish costs in underwriting new projects
Coordinate the project cost estimating process with project staff
Provide both conceptual estimates and detailed line-item budgeting for projects at varying design stages
Estimate and forecast construction timelines
Maintain historical cost records of past projects
Assist Project Manager with data support for material purchases and subcontractor contracts
Prepare and distribute bid packages, review, spread and compare bids, and conduct subcontractor/vendor interviews
Collaborate with architects, engineers and other design consultants in contract document reviews
Stay informed on new construction technologies and products
Participate in constructability reviews and redlines at design milestones
Develop RFPs for design-build subcontractors and lead coordination meetings during design
Contribute to designing and construction document phases to reduce costs through design efficiencies and value engineering
Maintain pricing data in line with local authority requirements

Job Details & Qualifications
Bachelor’s degree in construction management, or related design, cost estimating or business study preferred, and two years of experience in estimating high-density residential and mixed-use projects preferred
Five years of experience in estimating high-density residential and mixed-use projects may be substituted for the bachelor’s degree
