Overview

As a General Manager, you’ll be responsible for providing strong leadership and management direction on behalf of the Board of Directors and FirstService Residential. You\'ll serve as a liaison to the community, enhance communication, enforce legal compliance, and oversee operations of the association and staff management. This in-person role is at a property in the Chelsea neighborhood of Manhattan, New York. Responsibilities

Oversees all staff and building operations of a cooperative or condominium hi-rise property; including onsite Property Manager. Act as main point of contact with the Board of Directors. Lead Board of Director meetings by keeping focus on the agenda; prepare Board meeting minutes in a timely and professional fashion. Submit board meeting agenda packages to the Board as required, at least five days prior to meetings. Handle emergency situations and crisis management. Supervise and train building staff members (union and non-union). Conduct thorough interviews for potential building open positions and coordinate background and drug tests of potential hires. Provide training for new staff and ongoing training for existing staff. Impose progressive disciplinary action when required. Develop and implement building staff work schedules and conduct periodic performance evaluations; develop improvement strategies. Monitor cash and reserve funds; review operating statements and monthly financial reports; participate in budget preparation; assist the property accountant in presenting the annual budget to the Board; track property financial variance reports. Seek, evaluate, and execute methods to preserve client cash and capital. Oversee building repairs and apartment alterations; approve vendor invoices via accounts payable software (AvidXchange). Monitor delinquent tenant/shareholder accounts and ensure compliance with building permits and licenses; resolve violations promptly. Ensure security and safety safeguards and procedures for the portfolio; perform daily property inspections. Communicate mechanical/building deficiencies and issues with staff and relevant parties; identify and negotiate with vendors for capital improvements; ensure vendor insurance where applicable. Coordinate with internal departments (accounting, compliance, closings, etc.); maintain tenant and building files; respond to communications promptly. Be familiar with critical provisions of client management contracts and adhere to Property Management Best Practices (FSRconnect). Manage task assignments in the resident/building database (FSRconnect) within 48 hours of board or annual meetings; summarize meeting tone to supervisor within 24 hours. Perform routine site inspections and ensure proactive communication around issues. Qualifications

5-8 years’ experience in New York City residential condominium and cooperative property management. Superior verbal and written communications skills with proven customer service experience. Strong financial acumen with ability to analyze, prepare and manage budgets, cash flow, and financial statements. High-energy, able to multi-task under pressure; strong organizational skills; ability to manage multiple priorities with attention to detail; proven leadership and teamwork. Experience managing large, complex accounts with multiple clients and stakeholders. Excellent decision-making and analytical skills; strong time management to meet deadlines. Working knowledge of Microsoft Office and Windows; experience with property management software (AvidXchange, ClickPay is a plus). What We Offer
