Summary: Responsible for directing, overseeing, and leading the maintenance and facilities team of the community. Reports to the onsite General Manager and participates in a variety of projects and works with contractors/vendors. Establishes and implements systems and procedures to manage daily operations and maintenance of the facilities effectively and efficiently.

Requirements: Essential Job Duties and Responsibilities:
Supervising and directing team members to achieve results, providing guidance and direction.
Participating in hiring, onboarding, and training new hires.
Ensuring compliance with HR policies, employment laws, and staff training requirements.
Monitoring and developing team performance, providing feedback, coaching, and evaluations.
Making merit decisions within budget, reviewing, and approving timecards.
Adhering to safety standards and ensuring team compliance.
Acting as Project Manager for projects and contractors, handling bids and RFPs.
Overseeing daily maintenance, work orders, and invoices.
Managing maintenance of community facilities, including HVAC, plumbing, electrical, and more.
Managing department budget, expenses, and financial transactions.
Preparing monthly maintenance reports.
Handling insurance claims, permits, and regulatory compliance.
Overseeing fleet maintenance, inventory, and long-term planning.
Supervising safety, fire protection, water systems, pest control, and other maintenance activities.
Practicing Keystone’s Core Values, Mission, and Vision.
Qualification Requirements:
Leadership skills and experience
Project management experience
Knowledge of maintenance and facilities equipment
Excellent communication skills
Organizational and multitasking abilities
Valid driver’s license and clean MVR
Education And/or Experience:
Minimum 3 years supervisory experience
2+ years in maintenance role
High School Diploma or GED
Work Environment:
Ability to sit, stand, lift up to 50 lbs, and drive within the community.
