We have an opportunity for an experienced Maintenance Director to join our environment with potential for continuous growth and development. Responsibilities

Direct, oversee, and lead the maintenance and facilities team of the community; report to the onsite General Manager and participate in projects with contractors/vendors. Supervise, hire, onboard, train, and develop staff; provide guidance to achieve departmental results; monitor performance and provide feedback, coaching, and evaluations. Ensure compliance with Human Resources policies, company policies, employment and labor laws; ensure staff training and mandatory meetings. Maintain knowledge of processes to provide satisfactory client service; communicate policy updates to staff. Manage timecards within budget and established guidelines; assist in merit decisions; oversee scheduling, planning, and staff retention. Act as Project Manager for projects and RFPs; manage maintenance-related work orders and invoices; oversee daily community maintenance activities. Coordinate with General Manager, maintenance manager, staff, and resident directors. Oversee repair and maintenance of community facilities, buildings, amenities, and systems (HVAC, plumbing, electrical, roofing, lighting, IT/telecom, gate access, pools, sports courts, storm drains). Manage department budget; track expenses; oversee related financial transactions (credit cards, vendor accounts). Prepare and submit monthly maintenance reports for management and board review. Coordinate insurance claims related to property damage or maintenance issues; ensure permits and documentation comply with city codes and HOA regulations. Oversee fleet maintenance, inventory of tools and supplies, and cost-effective solutions. Plan long-term maintenance with replacement schedules for major systems; oversee fire protection maintenance and compliance (sprinklers, extinguishers, hood systems, water testing). Direct maintenance for HVAC, plumbing, water heaters, grease traps, security gate access; oversee pool inspections and chemical management; manage pest control and termite prevention for clubhouses and facilities. Direct specialty maintenance (dance floor, radio compliance, FCC licensing, storm drains, AEDs, roof inspections, court maintenance) as needed. Minimum 3 years of supervisory experience; 2+ years in a maintenance-related role. Excellent leadership, project management, and communication skills (verbal and written). Experience in preparing scopes of work and RFPs; knowledge of maintenance and facilities equipment. Strong organizational skills, ability to multitask, and proficiency with Microsoft Office (Word, Excel). Ability to interact professionally with residents, co-workers, and management. Valid driver’s license with clean MVR. Education and Experience

High School Diploma or GED required. Work Environment
