We’re looking for a proactive Maintenance Manager to oversee day-to-day operations, ensure tenant satisfaction, and keep properties running smoothly. This role balances administrative tasks with hands-on problem-solving and building strong relationships with owners, tenants, and vendors. You will be the primary point of contact for owners, tenants, and vendors, coordinating move-ins and rent collection, handling maintenance requests, and ensuring compliance. You’ll maintain accurate records, manage Rent Manager data, and support tenant retention initiatives to create a seamless and professional experience for everyone involved.
Responsibilities
Oversee day-to-day maintenance operations, coordinate move-ins and rent collection, handle maintenance requests, and ensure compliance; serve as the primary point of contact for owners, tenants, and vendors.
Maintain accurate records and manage Rent Manager data; support tenant retention initiatives to create a seamless and professional experience.
Lead and supervise maintenance staff, contractors, and vendors; manage vendor relationships and negotiate service contracts for cost efficiency and quality.
Conduct property condition assessments, safety audits, and compliance checks with local, state, and federal regulations; address emergency repairs and safety concerns promptly.
Ensure timely resolution of tenant maintenance requests and maintain high tenant satisfaction.
Proficiency with property management software (e.g., Rent Manager) for tracking maintenance tasks, vendor invoices, tenant records, and compliance documentation.
Maintain maintenance logs, inspection reports, and property records; communicate effectively with tenants, property managers, owners, and service providers.
Support budgeting, supply management, and cost-control related to maintenance operations.
Qualifications
2+ years of property management experience preferred (not required).
Property Manager license is required in Washington, D.C.
Familiarity with Rent Manager or similar property management software is a plus.
Strong time management, organizational, and communication skills.
Ability to work independently and collaboratively in a team environment; problem-solver with a hands-on, decisive approach.
Commitment to safety compliance and adherence to OSHA standards.
Compensation Base Salary:
$50,000 - $60,000 annually
