Chesapeake Search Partners is partnering with a private equity real estate firm to identify a Director of Asset Management & Loan Servicing to join their debt platform. The firm's focus is creating lasting value for investors and communities through intentional investments. Their fund targets short-term, small-balance loans ($1–$10 million) for single-tenant, necessity-based real estate operators and developers. This individual will oversee all aspects of asset management and loan servicing, while also contributing to originations and underwriting as the firm scales the platform toward a $550 million target. Key Responsibilities

Asset Management & Loan Servicing

Manage a portfolio of loans (18–36 month terms, avg. $3M+ size, 11–13% yields, ~74% LTV). Oversee servicing: borrower reporting, covenant tracking, payment processing, disbursements, and loan modifications. Conduct portfolio monitoring, including tenant/borrower performance, risk management, and capital program oversight. Lead workouts, restructurings, and recoveries when required. Originations & Underwriting

Support origination of bridge, rescue capital, and refinancing loans, including acquisition and ground-up development financing. Lead underwriting: financial modeling, tenant/buyer credit analysis, and preparation of investment committee materials. Evaluate note purchase and distressed debt opportunities. Collaborate with senior leadership to expand the fund’s lending footprint and institutional presence. Qualifications

5–8 years of experience in real estate credit, debt funds, special situations lending, or structured finance. Strong knowledge of bridge, mezzanine, preferred equity, and note purchase structures. Demonstrated underwriting and asset management expertise (loan servicing software experience a plus). Track record working with institutional investors, credit committees, and/or GP/LP structures. Advanced financial modeling and risk assessment skills. Entrepreneurial mindset and ability to thrive in a lean, high-performance culture.
