Our client, an entrepreneurial commercial real estate investment, development, and property management firm, is hiring a Property Manager. Reporting to the President, the Property Manager will own the day-to-day operations, budgeting, reporting, tenant relations, leasing support, vendor management, and compliance of 6 properties (1 Industrial/5 Retail; 900K square feet). This role is hands-on, highly visible to ownership, and requires strong financial acumen and exceptional follow-through—plus the ability to be on call for after-hours issues.
Job Duties:
Prepare the annual property budget
Prepare annual CAM/NNN reconciliations
Create and deliver monthly property reports to the Landlord, including: Legal fees, Tenant Improvements (TI), Capital Improvements, and leasing commission schedules
Review and approve invoices weekly
Pay annual real estate tax bills and coordinate tax appeal matters with advisors
Tenant Relations, Leasing & Occupancy
Update Tenant Lease Summaries
Manage tenant expirations: track dates, discuss renewals with Landlord, negotiate terms with tenants, and handle all paperwork through full execution
Process lease assignments: gather financials, run credit checks, present to Landlord, and complete documents through full execution
Support tenants’ reconciliation audits by providing invoices and backup
Conduct move-out walk-throughs
Tour properties weekly to check conditions and meet with tenants
Take bi-annual water readings, calculate usage, and invoice tenants
Maintain compliance tracking spreadsheets for tenant insurance, HVAC service, grease interceptors, and gross sales
Participate in bi-monthly Landlord–Broker update calls
Join lease negotiation calls with Landlord and counsel
Assist the Landlord’s audit team with annual audits
Coordinate with the Landlord’s lender: provide requested insurance/financial documents and arrange annual property inspection tours
Prepare and assist with insurance renewals and annual inspections; serve as point person for insurance claims, investigations, and litigation
Operations, Maintenance & Construction
Oversee office staff; manage vendor performance and contracts
Bid and supervise contracted services (trash, HVAC, snow, day-porting/sweeping, pressure washing, etc.)
Review monthly lighting reports and schedule corrective work
Oversee construction management tasks (e.g., asphalt, roofing repairs)
Maintain a maintenance log for each property (roof leaks, HVAC, etc.)
Ensure vacant units and utility rooms have sufficient heat in winter
Be on call 24/7/365 for after-hours issues
Compliance & Government Filings
File Annual/Periodic Reports with the Colorado Secretary of State for all entities
Records & Systems
Scan and archive new leases and renewals
Keep organized digital records on the server for all property, tenant, and vendor documents
Required Qualifications:
10+ years of commercial property management experience (retail and/or office)
Strong budgeting, CAM/NNN reconciliation, and general accounting literacy
Proficiency with Skyline (or similar property/accounting software), AVID invoice workflow, and Microsoft Excel
Contracting and vendor management experience, including RFPs and performance oversight
Solid understanding of commercial leasing (renewals, assignments, credit review, documentation)
Excellent written and verbal communication; confident with owners, lenders, brokers, attorneys, and tenants
Ability to travel between properties, conduct regular site tours, and respond to after-hours emergencies
Preferred Qualifications:
Colorado portfolio experience and familiarity with state/local regulations
Experience with insurance claims, annual audits, and tax appeals
Construction/CapEx oversight experience (roofs, paving, TI/CapEx coordination)
Exposure to energy benchmarking/“Energize Colorado” reporting

Compensation:
