Overview
Direct Response Marketing Specialist-PPC — Are you a data-driven marketer who turns clicks into conversions? At Osborne Homes, we provide the platforms, the systems, and the support so you can focus on building and optimizing PPC campaigns that fuel our growth. This role is about direct response marketing, creating campaigns that deliver measurable results in the form of high-quality seller and buyer leads. We are fully remote, with accountability and results at the core of our culture. What You’ll Do Develop, launch, and manage high-performing PPC campaigns across Google Ads, Bing, and social platforms. Conduct keyword research, market analysis, and competitive reviews to uncover growth opportunities. Monitor campaigns daily and optimize in real-time to improve ROI and conversion rates. Partner with creative teams to craft compelling ad copy and visuals that resonate with target audiences. Deliver clear, actionable reports on campaign performance and insights for decision-making. Stay ahead of industry trends, platform changes, and best practices to keep Osborne competitive. Collaborate with sales and leasing teams to ensure lead quality, follow-up, and ROI alignment. What We’re Looking For Demonstrated success running PPC campaigns with a direct response focus - with documented results. Strong knowledge of Google Ads, Bing Ads, and paid social platforms. Skilled in analytics tools (Google Analytics, Tag Manager, etc.) with a passion for data-driven decision making. Strong organizational and time management skills with the ability to manage multiple campaigns and budgets. Self-motivated, resilient, and relentless in pursuit of campaign success. 3+ yrs of direct response PPC experience (preferred). Bachelor’s degree in Marketing, Business, Communications, or a related field (preferred). Google Ads certification or equivalent (preferred). Familiarity with CRM and automation tools to integrate PPC with lead management (preferred). Compensation & Benefits Compensation will be dependent on location and experience.
