Greystar is looking for dedicated and hard-working individuals to join the Lease-up Leasing Manager - Gallery 64. Greystar is a leading global real estate platform and the largest operator of apartments in the United States, with a focus on property management, investment management, development, and construction services. Job Responsibilities
Direct the community’s marketing, advertising and sales activities to achieve revenue and occupancy goals; oversee on-site traffic, maintain an appropriate inventory of “ready” apartments, set rent pricing and concessions, and monitor day-to-day leasing activities. Stay informed about market and competitor conditions; develop and implement short- and long-term marketing plans and goals to sustain occupancy; employ pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases. Develop print and internet advertising strategies; use available technology to promote the community and communicate with prospects; use the company’s property management software to generate sales and leasing reports. Coordinate with maintenance to ensure the physical appearance and safety of the community; create merchandising strategies to promote the apartments and community to prospects. Actively participate in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documents, and completing move-in procedures in accordance with policy. Review and analyze financial and operational reports to identify and resolve issues affecting leasing performance; present marketing and leasing results to clients, owners, and other managers. Oversee the lease renewal program, manage communications and notifications, and assist with resident move-outs as necessary. Respond promptly and courteously to resident and client/owner concerns; take action to resolve problems or document requests. Supervise the leasing team by interviewing, hiring, orienting, training, and managing performance per company policies and values. Required Licenses or Certifications
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions Incumbents must have a valid driver’s license to drive a golf cart on property Additional Compensation
Many factors determine pay within the posted range, including business requirements, prior experience, current skills, and location. Corporate Positions: Eligible for quarterly or annual bonuses based on individual and company performance. Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
