The firm is a multi-disciplined, vertically integrated real estate company that utilizes its internal team to develop properties from raw land through completion and financial success. They develop, build, market, manage, and invest in world-class multifamily, single-family, industrial, office, retail, hospitality, and transit-oriented mixed-use properties in suburban communities and town centers throughout New Jersey, Pennsylvania, and Florida. ROLE OVERVIEW: Our client is seeking an experienced Vice President of Development to join their Northeast Development Team, who will oversee the day-to-day development activities for projects in the firm’s portfolio. The candidate must have a minimum of 10-15 years of experience in real estate development functions associated with ground-up, multifamily projects. They will oversee the project deliverables required to develop the project from concept to a stabilized asset. This will require the coordination of land use, design, legal, construction, marketing, and project management skills to support the achievement of project objectives. A strong design sensibility is essential, as this role will guide the architectural vision and land plan, ensure alignment with market positioning, and drive innovative, high-quality design outcomes that enhance both the resident experience and long-term asset value. RESPONSIBILITIES: Manage development activities from inception to completion, ensuring a balance of design excellence, constructability, and financial performance on multiple projects. Oversee comprehensive project business plans. Manage due diligence on new opportunities, including preliminary budgeting, feasibility analysis, and site planning. Lead the conceptual design process, collaborating with architects, planners, and designers to establish and execute a clear project vision aligned with market demand and company standards. Establish development delivery scope, project budgets, cash flow projections, schedules, and reporting to track progress and accountability. Oversee the preparation of project proformas for presentations to the investment committee for review. Oversee contracting, consultant selection, and timely delivery of all project work. Negotiate contracts, including scope and costs, with professionals and consultants. Manage and coordinate internal and external project team members, including architects, landscape architects, planners, engineers, attorneys, contractors, suppliers, and consultants. Collaborate with consultants to integrate architectural, interior, landscape, and urban design elements into cohesive, marketable projects. Oversee the preparation and refinement of design and construction documents, ensuring quality, functionality, and adherence to budgets and timelines. Direct value engineering efforts to optimize costs while maintaining design integrity, resident experience, and long-term asset value. Coordinate with municipalities to secure entitlements and permits, advancing innovative solutions within regulatory frameworks. Collaborate with construction, leasing, marketing, and property management teams to align design with operational goals, brand positioning, amenity programming, and lifestyle trends. Stay current on design innovations, building technologies, and sustainability practices, incorporating them into development strategy where appropriate. Lead recurring project meetings to maintain alignment on design, schedule, budget, and overall execution. Prepare and track schedules, milestones, and project budgets. QUALIFICATIONS: Bachelor’s degree in Architecture, Construction, Engineering, Real Estate, or related field required; Master’s in Real Estate Development or related discipline preferred. 10–15+ years of experience in suburban multifamily real estate development, with proven success guiding projects from concept through completion. New Jersey market experience is a plus. Industrial experience is a plus. Strong foundation in architectural, interior, and site design, with the ability to evaluate drawings, challenge assumptions, and elevate design quality while maintaining project feasibility. Demonstrated ability to integrate design vision with financial and operational goals, delivering projects that are cost-effective, marketable, and operationally efficient. Experience with the entitlement processes, environmental reviews, and coordination with municipalities and design consultants. Track record of executing large-scale projects successfully, on time and within budget. Skilled in consultant and contractor selection, negotiation, and management across multiple disciplines. Proficiency in MS Word, Excel, Project, Yardi Job Costing, Procore, and Submittal Exchange; exposure to AI-driven design, planning, or project management tools is a plus. Experience with sustainable and/or LEED-certified projects is a plus. Exceptional communication, leadership, and organizational skills, with the ability to align diverse stakeholders around a shared design and development vision. Ability to balance long-range strategy with day-to-day problem-solving, working with urgency, precision, and a strong attention to detail.
