$95,000 - $105,000 Job Summary The Manager of Risk & Insurance Services is responsible for overseeing Evergreen’s property and enterprise-level risk management strategies. This includes managing insurance coverage and renewals, supporting the claims process, maintaining risk-related data, and recommending proactive mitigation strategies. The position requires strong organizational skills, insurance literacy, and a collaborative mindset to support all business lines—including property management, development, and construction—with responsive and strategic risk services. Key Responsibilities Lead annual insurance renewal strategy for property, general liability, builder’s risk, and ancillary policies. Analyze coverage needs across the portfolio and work with brokers to evaluate renewal options and policy design. Collect, compile, and present underwriting data to brokers during renewal cycles. Coordinate and track insurance estimates for new developments, acquisitions, and rehab projects. Monitor and maintain Evergreen’s insurance portfolio, including premiums, coverage limits, deductibles, and Total Insured Values (TIVs). Prepare year-over-year insurance cost comparisons and historical claim analysis for executive review. Oversee the full lifecycle of insurance claims: Intake and review of incident reports. Conduct staff interviews and gather documentation. Coordinate with EVP, Asset Management, and Ownership on claim strategy. Serve as point of contact with carriers and brokers through closeout. Create and manage internal reporting tools and tracking systems for all open and closed claims. Maintain comprehensive claims history and loss data by asset. Develop standardized processes for claim intake and communication with Regional Supervisors and site teams. Partner with the Director of Facilities and construction leadership to identify trends and implement safety measures that lower incident frequency and cost. Monitor emerging risks, track claim patterns, and present recommendations to leadership on prevention strategies. Support site teams with insurance-related training, awareness, and compliance communication. Corporate Support & Special Projects Participate in strategic planning, budgeting, and forecasting as it relates to risk services. Support Evergreen’s development division with insurance documentation during acquisition and closing phases. Assist with the coordination of training related to insurance, safety, or claims procedures. Participate in companywide initiatives, meetings, and cross-functional collaborations as needed. Education & Experience Bachelor’s degree required (preferably in risk management, business, finance, or related field). Minimum 5 years of experience in property risk management, commercial insurance, or claims oversight. Familiarity with multifamily housing, affordable housing programs, and/or real estate development is a plus. Licenses & Certifications Property & Casualty Insurance Producer License Associate in risk management (ARM) Technical & Physical Skills Advanced proficiency in Microsoft Excel, including pivot tables and complex data tracking. Strong working knowledge of Microsoft Word, Outlook, PowerPoint, and SharePoint. Familiarity with property management software (e.g., OneSite), risk data platforms, and insurance portals. Ability to interpret insurance contracts, analyze proposals, and build tracking tools for claims and coverage data. Other Requirements Ability to interpret complex insurance policies, claims data, and financial risk exposures to inform decision-making and policy recommendations. Experience using pivot tables, formulas, and data tools to manage and analyze risk-related data, claims history, and insurance allocations across multiple entities. Strong written and verbal communication skills to collaborate across departments, interact with brokers and carriers, and explain risk strategies to executive leadership. Accuracy in managing insurance documentation, deadlines, certificates, and claim reporting processes to ensure compliance and minimize exposure. Proven ability to independently manage multiple deadlines, renewal cycles, and ad hoc risk-related projects across a complex real estate portfolio. Skills Risk Acumen
