Ryan Companies US, Inc. has an immediate career opportunity for a full-time Chief Engineer to join our building services team in Minneapolis to lead the maintenance engineering and mechanical functions of a luxury high-rise condominium building located in downtown Minneapolis. This property offers growing opportunities to expand your knowledge and skills through the hands-on experience of operating and maintaining high-rise mechanical systems serving multiple components of the property. Responsibilities
Manage maintenance schedules
Manage supporting maintenance staff
Manage vendors and vendor relationships
Manage and maintain the pool and pool equipment
Obtain and manage budgets and support capital planning efforts
Perform routine preventative maintenance on building equipment and systems
Process work orders, general repairs and adjustments to building systems, equipment and fixtures
Operate chillers
Operate hot water boiler
Respond to tenant requests
Coordinate and schedule services
To Be Successful In This Role
You will have excellent verbal communication skills and provide concierge level of service when interacting with building occupants
Must have a two-year vocational degree or equivalent and at least 10 years of building services experience in a hospitality or commercial environment
You will have a clear driving record, basic knowledge of computer applications, and ability to lift 100 lbs
You must also be able to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions
Candidate Requirements
Two or four year technical degree or equivalent in building operations and equipment
Minimum ten years' experience in commercial or industrial building operations
Must have Universal EPA certification (refrigerant handling)
SMA, SMT AND LEED certification or equivalent preferred
Formal supervisory training
Ability to properly troubleshoot system failures and devise workable solutions
Strong Microsoft Suite proficiency (Excel, Word, PowerPoint etc.)
You Will Really Stand Out If You Have
Chief Boiler Operator License
Pool Operator License
An HVAC technical degree
Electrical, plumbing and building automation controls experience
Eligibility
Positions require verification of employment eligibility to work in the U.S.
Compensation The annual base salary is $87,000 - 110,000 per year. The salary may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities.
