Overview
Dock Tech position with EMCOR Facilities Services (EFS). In a safe, efficient, and professional manner the Maintenance Technician completes required preventive maintenance (PMs) and repairs on commercial and industrial facility equipment. The technician communicates effectively and demonstrates strong follow-through.
Essential Duties and Responsibilities
- Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.
- Conducts shift rounds (regular checks of systems and equipment to identify issues and document performance).
- Maintains, troubleshoots, and performs minor repairs on equipment, often with guidance from more experienced technicians.
- Inspection/evaluation may include measurement of operating characteristics such as speeds, pressures, vacuum, or vibration; and features such as wear, replacement of expendables (belt, hoses, fluids, filters, etc.).
- Servicing and maintaining docks (levelers, seals, bumpers, etc.), commercial doors (automatic, hollow metal and overhead) and commercial locks and door hardware.
- Other preventive maintenance tasks include filter changes, condenser cleaning, oil changes, machinery lubrication and greasing.
- Perform repairs including routine cleaning/patching/painting, basic equipment repairs (small plumbing and simple electrical), and addressing client concerns with lighting, etc.
- Completes detailed training on life-critical work practices related to modified confined space procedures, hazardous energy control, and required documentation processes using paper and digital systems.
Documents work results in the CMMS, analyzes findings, and recommends updates to PM lists. Communicates effectively with coworkers and customer staff to ensure work requests are understood and customers are informed about status and expected completion dates. May provide guidance to subcontractors of facilities services. Other duties may be assigned by the Site Manager.
Qualifications
Education
High School diploma (or equivalent) required; preference for some undergraduate business or trade school training.
Business Experience
At least one year of experience servicing and maintaining commercial dock levelers, doors, automatic doors, dock hardware, and maintaining dock maintenance program records; experience with pneumatic and/or hydraulic systems. Prior experience with door manufacturers such as Rite Hite, Power Ramp, Nabco, Stanley Access Technology, Record USA, Tormax, Besam, Allegion, or Assa Abloy is preferred. Experience in mechanical, electrical, plumbing, carpentry concepts and physical labor roles is preferred.
Licenses/Certifications
AAADM certification is preferred; must possess a valid driver's license.
Language Skills
Ability to interpret written, oral, diagram, or graphic instructions; write routine reports and correspondence; manage email and work order system; speak effectively before groups of customers or employees.
Technical Qualifications & Skills
Ability to use hand and power tools; disassemble/reassemble fixtures, fans, pumps, and HVAC equipment; demonstrate plumbing, electrical, and carpentry skills; perform basic mechanical repairs; operate forklift, scissor lift, and aerial lift; operate computer, cell phone, or tablet; adapt to changing priorities and maintain high-quality results; may require non-customary schedules and weekend work; basic math and problem-solving abilities.
Physical Demands
Regularly stand for extended periods; walk, use hands, reach, stoop, kneel, crouch, or crawl; climb stairs and ladders; lift and/or move up to 40 pounds; tolerate adverse rooftop conditions and temperature changes.

Safety equipment may be required: steel-toed shoes, hearing protection, hard hat, eye protection, and hair protection.
