$79,000.00/yr - $114,600.00/yr What This Job Involves
The CMMS Administrator is a key role within the facility management team, responsible for ensuring the efficient and effective planning and scheduling of maintenance activities. This position requires an individual with strong organizational skills, attention to detail, and the ability to work collaboratively with various departments and stakeholders. The CMMS Administrator will work in a dynamic and fast-paced environment, balancing multiple priorities and deadlines. The role may involve occasional travel to various facilities and interaction with management, maintenance staff, and external contractors. What Your Day-to-day Will Look Like
Maintenance Planning: Develop and implement comprehensive maintenance plans that ensure the reliability and availability of facility equipment and systems. Scheduling: Create and manage detailed schedules for maintenance activities, coordinating with internal teams and external contractors to minimize downtime and disruptions. Resource Allocation: Allocate resources, including personnel, tools, and materials, to ensure maintenance tasks are completed efficiently and effectively. Work Order Management: Oversee the creation, tracking, and completion of work orders using computerized maintenance management systems (CMMS). Documentation: Maintain accurate records of maintenance activities, including work orders, maintenance logs, and equipment history. Compliance: Ensure all maintenance activities comply with relevant regulations, standards, and safety protocols. Continuous Improvement: Identify opportunities for process improvements and implement best practices to enhance maintenance operations. Coordinate Facility Condition Assessments, organize data and deliver related reports. Manage inception, life cycle and decommissioning of facility assets and systems. Develops and maintains inventory of materials and parts critical to the facility. Creates PO’s for JLL service provider partners, ensures all invoicing is processed and works closely with the JLL finance team on monthly reporting. Works closely with the sourcing team to ensure all vendors are ISN compliant, assists in setting up new vendors in JLL’s vendor base. Supports the FM team with contracted vendor scheduling. Schedule vendor support for repairs and maintenance, minor works and other work requests, tracking to completion. Provide information and direction to vendors, facilities staff and other service providers as required to ensure excellent coordination and execution of work, with minimal disruption. Required Qualifications
Education: Associate’s degree in engineering, facilities management, or a related field or demonstrated equivalent experience. Experience: Minimum of 3 years of experience in facility maintenance planning and scheduling, with a focus on complex systems and equipment. Proficiency in CMMS and other maintenance management software. Strong analytical and problem-solving skills. Excellent organizational and time management abilities. Effective communication and interpersonal skills. Ability to work collaboratively with cross-functional teams. Preferred Qualifications
Previous experience in Life Science or controlled environment facilities Background in facility management or operations coordination Experience with KPI tracking and performance measurement Knowledge of emergency response planning and safety protocols Familiarity with Life Science regulatory requirements and compliance Experience coordinating corporate events and amenities Background in inventory management systems Previous vendor management and procurement experience Understanding of finance processes including accruals and invoice processing Experience with building access control systems and security protocols Location:
Onsite Work Schedule:
Monday-Friday 7am – 3:30pm Compensation:
$37-52/hr. (based on experience)
