COMMUNITY MANAGER The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities
Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office & maintenance staff schedules and assignments Address performance problems, document findings, communicate with supervisor and HR, and terminate appropriately when necessary Promote harmony and quality job performance of staff through support and effective leadership Ensure staff compliance with Company policies and procedures Financial Management: achieve the highest possible net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of all vendor invoices Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies Ensure leasing techniques are effective in obtaining closures; follow-up procedures, lease documentation, and reporting systems are accurate and up to date Deal with resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs Show, lease, and move in prospective residents Administrative & Maintenance Management: ensure reporting is accurate and timely; lead emergency response for the property; monitor service request turnaround and maintenance responsiveness Maintain property appearance; conduct regular inspections and ensure timely repairs Plan resources, equipment, and supplies economically; obtain bids and manage vendor relationships Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and speed Education/Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regularly communicate with others; may work overtime, weekends, and night hours (emergencies) Stay in a stationary position or move about as needed; may work at various sites Occasionally lift up to 25 lbs. and perform tasks in diverse environments, including outdoor conditions License/Equipment
Must have reliable transportation due to on-call requirement Salary Range : $91,000 per year to $93,000 per year This job description is not all-inclusive and may be modified at any time. The employee may be asked to perform additional duties or responsibilities without notice.
