COMMUNITY MANAGER

— The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities

Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office & maintenance staff schedules and assignments Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and quality job performance through supportive leadership Ensure staff compliance with company policies and procedures Financial Management Aim to maximize net operating income through cost control and revenue & leasing improvements; identify trends and recommend actions Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of vendor invoices Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management Develop yearly marketing plans and utilize marketing strategies & systems Ensure effective leasing techniques, follow-up, lease documentation, and reporting Handle resident complaints, concerns, and requests to maintain resident satisfaction Develop and implement resident retention programs Show, lease, and move in prospective residents Administrative & Maintenance Management Ensure administrative & leasing reporting is accurate and timely Lead emergency response for the property with staff, residents, and buildings within guidelines to minimize liability Maintain property appearance; coordinate repairs and conduct regular property inspections Plan and utilize resources, equipment, and supplies economically Direct maintenance, construction, and rehabilitation activities to ensure quality and efficiency Other Maintain reliable on-call transportation as required for emergencies Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements

Regularly communicate with others; may involve repetitive motions; may require overtime, weekends, and night hours (emergencies) Prolonged standing or sitting; move between worksites as needed Occasional climbing of ladders, stairs, and other tasks; ability to lift and carry up to 25 lbs Work in various environments and weather conditions; exposure to hazards and chemicals as applicable License / Equipment

Must have reliable transportation due to emergency on-call requirement Salary & Benefits
