Overview
Senior Manager, Procurement, Capital Services & Solutions. The Senior Manager, Project Contracts Manager will be the primary and embedded Procurement team representative working in close collaboration with Global Capital Project Engineering, Global Capital Project Delivery and site engineering to develop project sourcing strategies for Major capital projects. Major Projects are defined by their strategic nature and value to the business and typically are >$25MM. The role is responsible for developing, on a project-by-project basis, the methodology by which appropriate scope awards (for example, Construction Manager, Architect Engineer, Project Controls, C&Q) maximizing value for BMS are facilitated. A strong relationship with Business Partners is required to ensure flawless project executions. The Senior Manager will advance the procurement process and enable the team issuing key procurement packages to achieve lowest TCO and meet schedule requirements. The position requires strong operational alignment with all stakeholders involved in US Major capital projects and other supporting functions (Finance, EHS, Quality, etc.).
Major Responsibilities and Accountabilities
Contract Development and Negotiation: Draft, review, and negotiate contracts with Suppliers (Construction Manager, AE, Project Controls, C&Q and subcontractors). Ensure contracts comply with internal and legal/regulatory requirements. Develop subcontractor buyout strategies with Construction managers.
Procurement Management: Develop a procurement execution plan and strategy. Oversee the procurement process, including Should Cost Estimates, RFQs and RFPs. Evaluate bids and proposals to select contractors and suppliers.
Risk Management: Develop a procurement risk register during preconstruction; monitor market trends and supply chain risks; identify and mitigate contract risks.
Budget and Cost Control: Monitor project budgets and costs; process payments to contractors and suppliers; co-manage change orders and variations to the contract.
Compliance and Documentation: Set up and maintain Autodesk preconstruction suite for capital projects; obtain and record necessary insurances, permits and licenses; ensure compliance with internal SOPs, laws and standards; manage procurement documentation and reporting using Autodesk platforms; maintain accurate records of contracts.
Stakeholder Communication: Liaise with clients, project managers and stakeholders; provide regular updates on contract status and issues.
Performance Monitoring: Monitor contractor/supplier performance; conduct site visits; prepare procurement status reports; collaborate with legal teams to resolve disputes.
Health and Safety: Ensure health and safety requirements are included in contracts and followed on-site; monitor regulatory compliance.
Qualifications
Minimum education: B.S. in Engineering, Construction Management or related field.
Minimum of five (5) years of experience managing procurement for capital or construction projects.
Knowledge of construction sourcing best practices and contract management.
Experience with Autodesk Construction Cloud platform (Precon, Build, BIM 360, Docs, etc.).
Strong negotiation, analytical and vendor management skills; excellent cross-functional communication.
Compensation Overview Devens, MA: $131,550 - $159,413; New Brunswick, NJ: $119,600 - $144,921. Starting compensation ranges are for full-time employees; additional incentive cash and stock opportunities may be available. Final compensation based on experience.
On-site Protocol BMS occupancy model: site-essential, site-by-design, field-based and remote-by-design. Site-essential roles require 100% onsite; site-by-design roles may be hybrid with at least 50% onsite; field/remote roles require travel as an essential job function.
